  • Washington Terrace-Marketing/Lease Up Director - Combined Tax Credit and Section 8 Community. Took community from 76% occupancy to 96% occupancy in 3 months. Established working renter qualification guidelines, fee and deposit schedule and increased NOI for community.
  • Royal Palm Terrace-Marketing/Lease Up Director - (220 Units) Mix of Conventional, Section 8 and units for renters qualified at 80% of median income. Took community from 72% occupied to 98% leased in 3 months in a soft market.

Within 3 months took occupancy from 43% to 82%. .Property sold in November of 2005 for a net profit of $8 million.
  • Princeton Terrace-Property Manager - (144 Units) Took over Management 10/1/04, Increased occupancy from 89% to 99% within 3 months with additional 10% of total units transitioned from month to month leases to full term leases.

Established all inclusive program to make this conventional community more competitive with newer area student housing communities.
