Team Development
Sales/Marketing
· Provide sales leadership and coaching to all office team members
· Prepare marketing plans including direct marketing activities in order to generate traffic in the most cost effective manner
· Serve as LRO leader for the property and participate in LRO pricing calls
· Monitor condition of community daily and maintain company standards on landscaping, curb appeal, vacant apartments, breezeways and maintenance
· Participate in monthly grounds inspections and ensure all items on list are completed.
Resident Relations
· Serve as the lead for resident relations to create a community where residents are amazed every day including planned activities for residents
· Respond to all Kingsley Surveys
· Work with Event Coordinator to plan, execute, and attend monthly events
Financial/Administrative
· Develop and manage multi-million dollar property budget and report weekly projections and monthly variances
· Manage payables process for the property including approving purchase orders
· Ensure accuracy of payroll through Paylocity system
· Ensure that all weekly and monthly reports are accurately completed and submitted by specified deadlines
· Monitor delinquent list; following dispossessory procedures
· Create and manage monthly personnel schedule
· Review and respond to General Inspection Reports, Office Standardization Reviews, Grounds Walks, etc.
· Ensure strong vendor relations
· Review and approve all final statement of deposit accountings for move outs
· Lead development for the team - train, cross train, supervise, motivate, and coach team members
· Interview and select team members
· Conduct Performance Reviews for all on-site team members
· Ensure that all corrective and/or termination procedures are followed according to necessary guidelines
· Assure and foster company culture
· Ensure team members required training is completed
