• Conduct comprehensive, multi-trade inspections of both commercial & residential projects for compliance with CA building codes and regulations; including CBC Chapter 11A & 11B Accessibility Requirements.

• Collaborated with contractors and property owners to address compliance issues related to CA Building & IPMC (International Property and Maintenance Code) codes and provide guidance on improvements.
• Performed foundation, framing, M/E/P (mechanical, electrical & plumbing) and roofing inspections.
• Inspect solar, E/V (electric vehicle) E.S.S. (energy storage systems - batteries) and backup generator systems (natural gas & diesel).
• Perform plan reviews for approval/issuance of standard permits such as decks, kitchen & bathroom remodels, plan revisions and repair work.
• Collect, review and track special inspection, E of R (Engineer of Record) and geo-technical (soils) reports and/or approval letters.
• Issue clearances/meter releases for new gas & electric service to PG&E.

• Reviewed and processed permit applications for accuracy and compliance with local regulations.

• Routed & tracked project plans, specs and related documents to pertinent City divisions and outside agencies for review and/or approval.
• Performed basic residential inspections such as insulation, drywall and re-roofs.
• Conducted residential property inspections in accordance with Municipal & Zoning Ordinances for compliance with basic Life/Safety, sanitary sewer and permitting requirements.

Responsible for seeing that both residential & commercial properties adhered with all local Municipal Codes & Ordinances. Conduct field inspections and prepare reports and correspondence to pertinent managers, staff and owners with findings along with violations identified, required corrective measures and a timeline to compliance. Track cases and compile monthly status reports. Work with all other City Divisions including Fire & Police departments, Building, Planning, Public Works, Housing & Property Management, Environmental, Forestry, City Manager & Attorney's Offices in order to bring properties into compliance.

Operated a contracting business which provided all aspects of interior & exterior residential and light commercial painting including new and refinishing work. Duties & responsibilities included field and office functions such as:

- Conduct job walks in order to prepare estimates & invoices for labor, materials and equipment to prime contractors, home and business owners.
