  • I try to target homes that will need some type of updating or minor repairs
  • If interested, I then do a walk around of the home, estimate an average for any repairs and/or updates the home will need to be back at market value and agree on a fair number for the home minus the ARV (after repair value)
  • I provide a contract that will give me 30 days to find a real estate investor that is interested in the home, then sell the contract with a "finders fee"
  • I typically look for homes that may be foreclosed, under probate, or owners that may be looking to relocate.
