- Assist and educate seller clients by researching comparable properties, including analysis of property pricing, square footage, and condition based on historical market data. Creation and review of Comparative Market Analysis and marketing plan. Client consultation regarding pre-listing staging and repairs. Illustration of seller transactional costs, estimation of net profit or loss. Negotiation of contract terms in the best representation of the client. Coordination of pre-listing and post-contract inspections, repairs, appraisal, procurement of association documents, and walk-throughs. Monitoring of contract compliance, loan processing, and closing until settlement.
- Assist and educate buyer clients through counseling and review of required local, state, and federal disclosures and contract addenda. Consultation with the selection of transactional support partners. Research and review prospective properties in accordance with buyer’s criteria. Scheduling property tours, assessing property condition, researching property valuation and current contract customs to create an acceptable purchase offer. - Conduct property research using MLS and tax record information. Program systems to include REIN MLS, NCRMLS, Realist Tax, Realtors Property Resource (RPR), Remine, and select brokerage valuation websites.
- Participated in the sale of condominiums, single-family homes, land, and farms.
