  • Processed all incoming rent payments in accordance with the SOP rent collection policy.

  • Added all late fees to delinquent accounts in accordance with SOP rent collection policy.

  • Explained the Eviction process to residents without giving legal advice, while giving the residents all legal options available to them within California State Laws.
  • Attended court hearings for evictions. Working closely with our legal team, court mediator and residents to establish court stipulations during the Eviction process.
  • Reviewed all court stipulations for accuracy prior to the Community Manager signing the legally binding court orders.
  • Performed all file audits for move-ins, move-outs, lease renewals, and roommate addendums. This ensured legal liability of the unit was accurately defined to the appropriate parties.
  • Stayed up to date with the ever changing COVID-19 Eviction Moratorium while tracking all COVID-19 relates outstanding rents, fees, etc. This included regular active correspondence via email and phone with our residents that were suffering financial hardships during the pandemic.
  • Established positive relationships with the residents during an unprecedented financial time in World History.
  • Verified all lease renewal notices for billing accuracy prior to the notices being sent to the residents. If adjustments needed to be made the lease renewal notice was noted and given back to the Community Manager for proper adjustment.
  • Added all scheduled billing in accordance with move-ins & renewal notices. This included ensuring the accuracy of incentive discounts based on employment status.
  • Added all move-out charges associated with unit damages and cleaning in accordance with the charges assigned by the Residential Specialist that processed the move-out.
  • Closed all Final Account Statements within the 21 days allotted by California State Law.
  • Tracked all bad debt (outstanding move-out balances) for 90 days post move-out.
  • Created all files to send to collections if move-out balances were not paid within 90 days post move-out.
  • Effective email composition skills. Emails regularly took place between fellow employees, Management staff, residents, our legal team, Emergency Rental Assistance Program (ERAP), and other agencies such as Veterans Transition Center (VTC) and Nations Finest.
