  • Branded company from scratch by creating an eye-catching logo, and utilizing it in marketing material such as real estate signs, moving trucks, social media, and our company website.

My Responsibilities were including but not limited to:

  • Opening files by digitally converting information from a contract into our software system Qualia, confirming that all information on the contract is correct and that all parcels are accounted for on the city/county GIS, pulling tax information from the necessary authorities, pulling property cards, HOA information, requesting leases, running names though the PACER system, getting any LLC or Corporation documents that can be pulled off of the SCC website, and lastly, calling to introduce myself to clients, and ordering a search.
  • Examining the title search once it comes back and determining the requirements to clear title with our Underwriting department.
  • Preparing preliminary statements for lenders by generating our Wiring Instructions, Lender Cover-sheet, Closing Protection Letter and E&O insurance Binder. Pulling a 24 month chain of title from our search, Calculating and matching court fees with the Circuit Court Deed Fee Calculator, and matching and examining both company fees and any invoices retained.
  • Sending opening emails tailored specifically to each file, based off of the requirements set forth in the commitment, as well as any contractual duties, or special circumstances needing addressed.
  • Obtaining mortgage/judgement payoffs, ordering and reviewing any legal documentation needed, obtaining all invoices and inspections outlined in contract, setting up notary appointments, and balancing and scheduling the file to close with all parties.
  • Preparing and reviewing closing documents.
  • Working as a closing agent by guiding the clients through the closing process, by meticulously explaining documents obtained from all sources, witnessing signatures, and notarizing documents.
  • Post closing the file by breaking it up and scanning it accordingly, obtaining funding approval if necessary, making sure that we have all funds and that all documents are completed correctly and then working to get it on record either via Simplifile or in person.
  • Disbursing files, sending closing copies, signing checks, keying up wires, and submitting any "Requires" needed to track the release of any Deeds of Trust on the property.
  • Training new employees
  • Leading lunch and learns with different real estate brokerages concerning the usage of Qualia and how to get the most benefits out of the system as an Agent as well as how to help clients in the process.
  • Performing after hour closings and working lots of over time in the Spring and Summer seasons, especially.
  • Helping to balance and solve accounting issues within our trust account.
  • Replying diligently to hundreds of emails a day.
  • Explaining the difference in policies and importance of title insurance to clients.
  • Closing anywhere from 20-30 files a month on average, depending solely on volume.
