Implement the following marketing strategies to attract & sign buyer and seller clients and to maintain existing relationships with customers:
- Created, designed, and maintain website. (www.riekenrealestate.com); Manage CRM program and online marketing which is all tied into the website and run through a program called "Market Leader".
- Created, designed, and maintain Facebook business page and Google business page.
- Hold open houses and go door-knocking to neighbor's homes within a couple of blocks to promote open houses and to network.
- Create and run ads through Facebook, Facebook groups, social media, associations and community establishments.
- Implement a 36-touch strategy with the entire database.
- A custom home magazine is sent monthly to customers.
- Holding special events such as seminars and holiday events.
- Run contests.
- Calling contacts and customers in the database quarterly.
- Asking for referrals from customers.
- Market listings consistently to over 60,000-100,000 potential buyers.
- Leveraging different listing statuses (ie. withheld, coming soon) to increase visibility, anticipation, and a higher net profit through a bidding war.
- Bi-monthly newsletter I create and mass email to a database of 1300 contacts.
Comprehensively work with sellers in the following ways:
- Initiate pre-qualifying conversations to understand seller motivation, needs, and timing followed by listing appointments. Listing appointments entail creating and presenting a detailed comparable market analysis on home value and equity; local market report; net proceeds document; seller's handbook(I wrote and designed); listing process and strategy; home evaluation to understand condition, finishes, and updates through walk-through; staging advice; review of seller's rights and listing agreement and close with getting the seller to sign a listing contract and setting next step and appointment.
- Guide seller and facilitate entire process of home listing including: preparing home details for MLS; sign installation; staging; photography; flier creation; all forms of marketing; open houses; offer or bid negotiations for best price, terms, and conditions; purchase agreement review and acceptance signing; and closing process.
- As part of the listing process, work closely with the transaction coordinator, lenders, appraisers, home inspectors, title and closing company, home warranty company, contractors, CIC associations, sign company, photographers, and home stagers.
Comprehensively work with buyers in the following ways:
- Initiate pre-qualifying conversations to understand buyer motivation, home search criteria, needs, financial ability, and timing.
- Provide guidance and coordination of getting buyers pre-approved for a loan with a mortgage lender. Connect buyers with resources if credit repair or increasing credit score is needed.
- Meet with buyer for buying process strategy appointment. Strategy appointments include answering questions, helping the buyer understand the market, home search and buying process; discussing competitive offer terms and conditions along with bidding war strategies that win; reviewing the buyer handbook I designed and wrote; discussing buyer's rights and buyer representation agreement, and close with getting buyer to sign buyer representation contract.
- Create custom and automated daily home search reports that reflect the client's specific home search criteria.
- Set up home showing tours to show top homes of interest to buyers.
- Prepare a purchase agreement and negotiate the purchase price, terms, and conditions between buyer and seller.
- Provide net proceeds document after offer acceptance.
- Attend home inspection after the purchase agreement is accepted. Negotiate for the buyer's best interest for any inspection repairs impacting health and safety.
- Move the buying process forward through to completion at closing.
- As part of the buying process, work closely with a transaction coordinator, lenders, appraisers, home inspectors, title and closing company, home warranty company, contractors, CIC associations, sign company, photographers, and home stagers.
Maintained up-to-date knowledge of local market trends and regulations through continuing education, weekly team meetings at KW Brokerage, paying for coaching, and attending training conferences and seminars. This provides valuable insights, strategy and advice to clients.
