• First manager to successfully introduce two properties to have 100% enrollment with new programs such as Pay Lease-Zego and Rent Café. 100% enrollment with the 'Go Green' campaign to save paper by introducing 100% enrollment for emails with the manager when needed.
• Maintained exceptional occupancy with minimum vacancy turnarounds. Completed multiple lease-up projects for several properties, interviewed applicants, processed screening, conducted unit inspections, performed walk-throughs, and signed leases. Excellent customer service with residents, and working together to assist the maintenance technician with work orders, purchasing materials, and working with vendors/contractors, ensures the property is maintained daily for curb appeal and/or safety issues. First-time property managers who quickly were promoted. Responsible for MASS recertification's for two properties. Hosted monthly portfolio meetings and holiday events for the community.

• Hired by Mercy Housing Property Management as Assistant Property Manager at St. Vincent Gardens. Promoted after three months to Property Manager for Villa Madera Apts in Oxnard, where I stayed until I was offered a position to return to St. Vincent Gardens with that new Property Management called People's Self-Help Housing. Was offered to manage Storke Ranch Apartments and Ellwood Apartments in Goleta, CA, where I remained for the last eleven years. While working for Mercy Housing, I managed a 78-unit property. Responsible for completing seven vacancies within two months. Worked with local police on the crime watch campaign and enforcement. Responsible for mass recertification's, budget reports, and ledger cleanup. work orders and monthly food bank programs.
