  • Supported and assisted the Community Manager in overseeing and managing the financial and operational facets of the community. Completed all accounting and bookkeeping tasks, prepared monthly close-out and financial reports and processed invoices for payment. On a monthly basis collected rents, posted late and small balance notices and ensured the community maintained a monthly delinquency below $14,000/monthly.
  • Routinely assisted sister properties when training new leasing and assistant community managers. Proficient in multiple property management software's to include, Onesight, ILM, AI Revenue Management, Yardi Voyager, Rent Café and Ops.
  • Managed the community's retention and renewal program. On a weekly basis, I followed with residents to assist with any questions they might have regarding their lease term or the renewal process. Routinely, the community would finalize all monthly renewals at least 30 days prior to the lease expiration month.
  • Acted as the on-site supervisor in the absence of the community manager by organizing and delegating daily work, coordinating maintenance and make-ready tasks with the maintenance supervisor, and managing the operation of the community in compliance with Company policies, procedures, and Greystar practices.
  • Executed internal, annual 100% resident file audits. During the audit ensured all resident documents were scanned and electronically uploaded to management software. Updated new and renewal lease agreements to reflected accurate rent role billing and submitted help desk tickets to make necessary updates to the lease documents as needed. As a result, property received back to back file audits with about 98% accuracy.

  • Performed all sales and leasing activities to achieve the community's revenue and occupancy goals outlined in the annual budget. Facilitated community tours and showed apartments, processed applications, credit screening, and criminal background checks in accordance with Greystar policies and procedures to ensure applicants met community screening criteria. In both 2023 and 2024 I worked tirelessly to secure over 100 leases for the community and was selected by my superiors to attend the Dale Carnegie Advanced Sales certification.
  • Weekly, I was responsible for updating the properties market survey. Throughout the week I followed up with competitive, Class A (+) communities in our market to catalog community specials, rate changes and occupancy number to stay informed on market trends and changes. With this information, I would assist the leasing staff in developing sales strategies and price points to remain highly competitive in both the slow and busy seasons.
  • Overhauled all community online marketing tools to include YouTube and Facebook. While working as the leasing professional, I shot high resolution videos of all the floorplans and edited each video with background music. Videos were uploaded to both the communities, YouTube channel and Facebook page, to allow prospects from out-of-town to view apartments online and from the convenience of their mobile phone.
  • Tasked with managing the community's retention and renewal program. On a weekly basis, I followed up with residents to assist with any questions they might have regarding their lease term or the renewal process. Routinely, the community would finalize all monthly renewals at least 30 days prior to the lease expiration month.
