Effectively manage the day-to-day operations of a 260+ unit midrise community comprised of 2 buildings and 5 retail spaces in the Ballard neighborhood of Seattle. I happily lead a team of five, and help mentor and coach them beginning with their onboarding, and through their training process. Our team engages in daily and weekly meetings to ensure the departments are in sync and issues are addressed in a timely manner. I work closely with the Service Supervisor to ensure all vacant homes are turned in a timely manner and are “show” ready.
I conduct regular walks to ensure the community is in good condition and document areas in need of improvement. When there is a need, I discuss property issues with regional leaders and involve ownership for approval on improvements in and around the property. Working with our Construction Manager, I have assisted in many capital projects with responsibilities that include obtaining bids, scheduling onsite work and communicating with residents.
My goal is always to manage to optimal revenue growth and cost savings. I regularly review rates, market comparisons and vendor partnerships. I also frequently assess current concession offerings in the market and provide recommendations on renewal incentives when appropriate.
I have successfully engaged and sustained relationships with residents by planning monthly resident events and remaining available for open dialogue if there are concerns. When issues within the community, or between residents arise, I act as mediator and assist them in resolving their problems in a practical and compassionate way.
I am responsible for monthly financial reporting and am comfortable with second close change and accrual-based accounting.
