As a Building Manager Specialist, I have worked on numerous unsupervised construction projects from start to finish my responsibilities were to visit the job site and meet with the customers with blueprints in hand to discuss problems, the work that need to be done, to verify measurements, and any other details. I prepared Independent Government Estimates (IGE) and very detailed Scopes of Works (SOW). I generated Requisition Procurement for Equipment, Supplies or Services (GSA Form 49) and assisted with inputting the packages into the Comprizon System. I was responsible for meeting with contractors and coordinating preconstruction meetings I worked closely with the Contract Specialists to assure that when the bids were submitted that they came back with fair and reasonable prices. If not, I had to enter negotiations with the contractors which included the Contracting Officer and Contracting Specialist. Once the project was awarded, I visited the site from the beginning of the project to the end to ensure that all work was being done in according with all the appropriate laws, codes, rules and regulations referencing to the NEC, OSHA and NIOSH. My knowledge comes from years of working in the trade by reading, practicing and following rules and guidelines, watch as new safety rules were added as industry changed implementing safety practices on jobs knowing how to access technical manuals.
As a Building Manager Specialist, for the Property. Managers Office at EPA I am responsible for overseeing tenant renovations along with a plethora of other duties. I must process tenant request such as change orders/ modifications. I must review plans and explain to the customer why a particular plan will or will not work offering alternative options. In one instance a customer wanted to install light switches to cut off lights over workstations throughout the office suite in which I thought was costly so I reviewed the plan and after some investigating found that installing indirect lighting fixtures would resolve the customers problem so I shared my findings with the customer explaining that if they would look into installing these light fixtures that it will save time and money. The customer presented my findings to their supervisor and they accepted my suggestion by using indirect light fixtures on this project and on future projects.
I served as the liaison between the customer and other contractors. After the completion of the project, I conducted final inspections then prepared Inspection Report for Work under Contract (GSA 220) so that payment can be made to the Contractor. Some of the GSA Forms I worked with were 220’s, 49’s, 2957’s, 18’s and 1442’s. Some of the systems I worked with were RETA-OTU, Chris, CAD and Comprizon.

I measure, cut, thread, bend, assemble, and install conduits. Insert, splice and connect wires to fixtures, outlets, switches, receptacles and power sources.
I inspect equipment to ensure that it’s in compliance with the National Electrical Code (NEC) or (NFPA) any other rules and regulations that may apply.
I am trained to identify the various types of asbestos materials. With this training I have been able to minimize contractor exposure to asbestos containing materials on projects and/or repairs.

In addition to preparing designs and specifications for electrical systems, I prepare designs and specifications for various systems utility systems such as air-conditioning and refrigeration and fire alarm systems.
I also inspect, test and solve technical problems in regard to these various systems. I conduct energy analysis of the various equipment to ensure that everything possible is done to reduce the usage of energy; therefore, reducing the energy cost.
