I took over the company's first two buildings in Phase 2 (4 Plex Bldg.'s) that were currently under construction.
During my time there I started two more 4 Plex buildings and one Triplex which completed Phase 2.
While under my supervision I gained over 45 days on the first two 4 Plex buildings working closely with the City of Bremerton Building Officials which in turn I gained their trust and respect in order to continue the build process.
There were many challenges' that took place (i.e. wrong trusses on bldg. ½ and continuous framing and fire sprinkler concerns).
I had built a reputation with the City Inspector both out in the field and along with internally.
Building three 4 Plex was -120 calendar days behind schedule which I was able to gain over 60 days back onto the schedule.
Building four 4 Plex and building five Triplex I personally started from permit pick-up and was able to be ahead of schedule (30 calendar days).

I oversee the construction process from the time I do the Construction Pre-Con Meeting to the time they are given their COO (Certificate of Occupancy).
I was also responsible for Kitsap Mall's other two (2) satellite properties.
My biggest responsibility was writing Scopes of Work, purchasing and contract writing when it came to Capital Expense Projects.
That also includes maintaining the budget and keeping it under budget (per line item) by no less than 20%.
The biggest project I was in-charge of was the KalWall Replacement Project and Skylight Re-Sealing.
Previous years the project was bided out and resulted in a project cost of $1.7 million dollars.
I was given a budget of $1.6 million dollars to do the project and then was able to get the bid to $963,000.00.
This included replacing all the interior common area KalWall, re-sealing of all eight (8) of the interior common area glass skylights and refurbishing the service corridor KalWall which was not included in previous year bid proposals.
I was able to save Macerich $637,000.00.
This does not include the energy cost savings or the PSE rebate program.
I also was in-charge of the Kitsap Mall's KwH Energy Reduction Plan.
This was a companywide program to save money in the company's energy consumption.
In one (1) year I was able to reduce the energy consumption by almost 33% with a cost savings of over $60,000.00/year.
The Macerich Company is the third largest mall company in the nation.
