Recommendation Letter

ACE Award nomination letter of recommendation by TerriAnn Schultzer:

“It is with great pleasure that I nominate Michael Hopkins for consideration for the 2022 ACE Award, Maintenance Manager of the

Year. In addition to performing his job at an exemplary level, Michael demonstrates an extraordinary commitment to his

communities, as well as the IDM Maintenance team.

It is a rare occasion in my professional or even personal life that I encounter someone passionate about being the best! However, in

working with Michael Hopkins as the Maintenance Supervisor for two our communities, I am consistently impresses by his devotion

and passion for the work that he does. It is clear to me that he takes a great deal of personal pride in the level of professionalism and

service he provides our residents.

Michael is articulate, loyal, totally honesty and immensely hard-working individual. With clearly defined direction and mutual

understanding of company core values, goals, and policies, he unfailingly gets the job done promptly, efficiently and at a reduced

cost. He sets the example with others through exceptional communication skills, his eye for detail and his positive approach to solving

problems and dealing with difficult situations is second to none.

Michael is an integral part of the IDM maintenance team. He is a consummate professional in all his administrative duties and then

always goes above and beyond expectations when supporting all IDM maintenance team members, communities, our residents, and

our mission.

These observations are based on specific incidents of possible interest:

1. Year to date he has single handedly completed out 403 work orders within a 24-hour period. He does this by; Calling a

resident the minute a work order comes in, schedules a time to complete the work and maintains contact throughout the

work order process until it is completed.

2. He has reduced expenses on average of 15% month over month with his keen eye for simple solutions without taking short

cuts. If there is something he doesn’t know he will research until he knows what to do.

3. He has reduced turn over time from our company standard of four days to an average of 2.36 days. He does this by schedule

a pre move out inspection, pre ordering part and scheduling vendors the day the notice is received. Additionally, he stays in

constant communication with the resident that is moving out to ensure that they know what to expect on the move out. He

also takes the time to teach a resident on how to fix, clean or paint something for them to avoid any move out charges.

Additionally, Michael has helped (with very short notice) eight other communities this last year all while maintaining his

communities to a very high standard. Through this help he has achieved the following.

1. Closed out 40 work orders within 24 hours.

2. Resolved cabinet replacement issues

3. Trained of a new Maintenance Supervisor and has continued to mentor them

4. Covers at any community within IDM in need

5. Covered special projects for three communities including, but not limited to – Full exterior and interior painting, organizing

and cleaning of maintenance shops, making the communities more secure, and overall general care projects from pressure

washing to trash pickup.

6. Working with our Mentors to elevate our monthly maintenance training.

In short, Michaels positive attitude doesn’t know the meaning of defeat! I could go on forever about the great things he does and what

he does to go above and beyond! I have been in this industry for 26 years and Michael is a very rare find! As my dad would say,

“They broke the mold when they made that one!” He is always lending a hand, offering advice, mentoring others and just all around

wants to drive the success of our company. Whatever that looks like. You never have to ask him twice and usually has fix something

before you even ask! You would be hard pressed to find a more worthy nominee for this award.”
