Synopses of Work Experience: My accomplishments for over 15 years have been in the Commercial Real Estate industry in Acquisitions, Dispositions, Retail Site-Selection, Investment Sales, Retail Leasing Agent, Portfolio Management, and Ground -Up Developments. In addition, I specialize in finding development opportunities for Investors, End Users, Franchises, and Franchisors. I understand the methodology needed to qualify suitable sites from a development standpoint. Additionally, I know the terms, special conditions, and processes regarding zoning. I have successfully presented projects to be re-zoned or modified to many zoning boards with successful outcomes. In addition, I have worked with State and County officials and their DOTs to negotiate the curb-cut locations. So, I'm very familiar with working with government officials, attorneys, and all other allied professionals, including lending institutions, through the approval and construction stages. I am familiar with the AIA draw request submittals and bid process and have been involved in the status reporting and approval process. I know the importance of site selection and how vital a Market Cannibalization Analysis can be to determining the site's viability. Therefore, given the parameters, I can prepare one. Also, I can calculate the economic differences in a Purchase versus Lease scenario. I am experienced with Site Selection in working with QSRs (Quick Service Restaurants), Gas Stations, Restaurants, Gyms, and many Build to Suit scenarios. I have also handled Property Management from the analysis stage through Lease Administration, Contract Administration, and Divestitures.
