Accomplishments

  • Contributor to the development of company policies and procedures.
  • Implemented training programs to include leasing, recertification, marketing, fair housing and excellence in customer service.
  • Monitoring of prospect application approval process for consistency.
  • Minimized vacancy by consistent communication with all property staff
  • Directed aggressive lease renewal program raising current rents within $25 of market rates.
  • Reviewed financial reports finding inconsistent expenses, investigating and collaborating with vendor and staff. Canceling contracts that were not used, negotiating contracts that were not overseen and caused increased monthly expenses. Applied credits and adjustments total of $8,000- $50,000 per property.
  • Managed a troubled property in Washington that had drug issues. Within 1 year evicted half the property involved in drugs and partnership with Sheriff department. Received Crime Free Award from the City with the Major and Sheriff department presenting the award.
  • Received an award from HUD for 2 properties in Idaho with consistent occupancy rates of 95% or higher, curb appeal, and resident retention with no complaints.
  • Audit of resident ledgers with inconsistent charges and credits causing properties to loose thousands of dollars monthly from compliance staff not processing certifications timely and writing off the monthly rental rate difference.
