  • Ensure compliance with all Low Income Housing Tax Credit/HOME/Affordable Housing guidelines.
  • Conduct interviews with potential tenants to ensure eligibility of LIHTC &/or HOME program guidelines.
  • Complete Initial Certifications of new tenants and Annual Recertification's of existing tenants.
  • Collect & review documentation and third party verifications and conduct background checks of prospective tenants to ensure qualification based on regulatory guidelines for the project or unit.
  • Input data into computer system to complete eligibility process and re-certifications.
  • Complete Tenant Income Certification (TIC) forms.
  • Calculate apartment rent amounts for re-rental of vacant units based on regulatory guidelines for the project, unit &/or DHCR Regulations.
  • Prepare Leases and applicable Riders for new tenants eligible for move in.
  • Ensure tenant files are reviewed for completeness and put together in an organized fashion.
  • Ensure all Renewal Leases are sent to tenants on a timely basis and follow up on Leases not returned by tenants.
  • Complete Annual and Monthly Reporting Rent Rolls in excel spreadsheet format for all projects and submit to various City &/or State agencies and Asset Managers on a timely basis.
  • Complete all Annual Apartment Rent Registrations via DHCR Rent Registration Portal.
  • Assist tenants with completing Section 8 Rental Assistance packages for Tenant Based Section 8 & Project Based Section 8 when applicable.
  • Complete Section 8 Landlord Packages including CityFHEPPS Rental Assistance paperwork when applicable.
  • Complete Rent Increase/Decrease forms manually & online upon Lease Renewal and submit to applicable Section 8 agencies.
  • Serve as Liaison between Section 8, HRA, tenants etc. regarding inquiries concerning residence, rent charges & payments.
