Director of Collections

  • Assign monthly income goals for each property.
  • Weekly virtual collection meetings conducted by region including the management teams of 29 properties. An agenda is provided each week to discuss various topics such as collection efforts, income goals and collection results.
  • Implemented a Collections Dashboard within Yardi to provide insights into key performance indicators as it pertains to our Deposit Accounting Process & sending past resident accounts over to our third party collection company.
  • Oversee the Deposit Accounting Process ensuring all accounts are charged correctly while not over-inflating bad debt.
  • Work closely with teams struggling to reduce their delinquency.
  • Conduct site visits when necessary to assist with collections and conduct file audits.
  • Collaborate with Systems, Training, Accounting, and Regional teams to assist the onsite teams with ledger corrections, bank reconciliation, and end of month close out.
  • Oversee the eviction process companywide to ensure all are filed timely.
  • Manage relationships with attorneys in all 7 markets.
  • Manage vendor relationships with our second chance program, OneAppGuarantee, and deposit waiver company, LeaseLock.
  • Oversee the past resident claims process to ensure we are recovering as much revenue as possible.
  • Conduct monthly meetings with our third-party collection agencies; PDM, NCS, and PayReady to review our recovery payments for that period.
  • Distribute monthly income reports with collection and delinquency results companywide.
  • Increased income portfolio-wide from $5.4M in 01/22 to $9M in 10/23.


Regional Manager

  • Mentor and motivate all Property Managers on policy and streamlining procedures.
