This position included the responsibilities of fielding phone calls from our lender clients and real estate appraisers for this Appraisal Management Company. These phone calls included everything from status updates on orders, problems with delivered reports, and issues the appraiser may have had with the walk through of the home, problems with finding comparable sales, or issues setting appointments for the home walk through. Usually, I could solve the issue, but if I couldn't I knew where to ask about the issue.
I was also responsible for 200-300 orders a day in the southern United States to make sure everything was going as it should.
I read through real estate appraisal reports to ensure lender and USPAP guidelines were followed. I either sent back the report for correction, called the appraiser for clarification, or if everything was in the report that should be I delivered to the client.
I also performed Valuations which is like an Automated Valuation Model where an address is entered and comparable sales were pulled up. The Valuation was a human assisted AVM where I selected the comparables that were most like the subject and most proximate.
I looked up physical characteristics of properties on county websites, or by calling the assessor or homeowner for said characteristics.
This company also prepared mortgages to file at the county recorders' and I typed a lot of legal property descriptions.
