GENERAL MAINTENANCE FOREMAN DUTIES:

Plans, organizes, supervises, the general maintenance department using independent judgment and work under minimal supervision to include setting up personal for special activities originated by other departments on all district functions.

Monitors and assigns the daily work orders submitted for all general maintenance personals work performed is multi-level maintenance for all district campuses including new construction and remodeling including but not limited to carpentry, painting, drywall installation tape and float and textured , all flooring VCT and ceramic flooring, ceiling grid and ceiling tile, installation of all institutional hardware such as cabinet hardware, doors and hollow metal framing, Master keying, key making, doors locks and commercial security hardware such as panic bars, door closers, lockers, all glazing glass work. concrete slab and sidewalk repair, asphalt pothole repair, parking lot striping.

Monitors and supervises all general maintenance personals work performance attendance, absenteeism, and tardiness and disciplinary issues using districts policies, and procedures. Maintains and oversees all interviews and makes recommendation on selections of new personal for the department.

Maintain all materials, supplies, and equipment for general maintenance department, monitors inventory of stock levels of all materials, supplies, and equipment and prepares and approves extra supply.

Coordinate and developed an Exterior Master key system using the Best security keying program.

Coordinated the scheduling with contractors in the security enhancements Grant with installation of new perimeter exterior fencing to all district campuses as well as installation of blast resistant window film also.

Coordinates and assists all other maintenance departments such as HVAC, Plumbing, Electrical with their special projects by assignee additional personnel to help complete district projects.

Prepare all quotes of contracted labor services of general maintenance projects with written reports, and other data for the Director's Office on special projects, scope of work, schedules, progress, and other subject matters pertinent to district project needs.

Assists with the preparation of the Division's annual budget for general maintenance by maintaining and monitoring of the purchases and balances and monthly develops and submits status of funds.

Assists with monitoring of all administrative directives, and departmental policies and procedures to ensure compliance and promote efficiency.

Performs related duties and fulfills responsibilities as required.

GROUNDS MAINTENANCE FOREMAN DUTIES:

Plans, organizes, supervises, of the ground's maintenance department using independent judgment and work under minimal supervision to include setting up personal for special activities originated by other departments on all district functions.

Monitors and supervises all grounds maintenance personals work performance attendance, absenteeism, and tardiness and disciplinary issues using districts policies, and procedures. Maintains and oversees all interviews and makes recommendation on selections of new personal for the department.

Maintains and oversees all materials and supplies monitors inventory of stock levels and ground maintenance programs include mowing and trimming operations of trees and maintenance of playground mulch landscape also coordinates the scheduling of then lawn cutting and tree trimming to the district 14 campuses.

Maintains and oversees the maintenance functions and creates all work orders for the maintenance of equipment related to grounds including but not limited to all grounds hand tools pertaining to grounds. 0-turn movers, line trimmers edging equipment, chainsaws, pole saws, tractors, shredders, frontend loaders, excavators, grounds lawn trailers, tilt trailers, dump trailers and ground trucks.

In my 18-year tender with NISD thru 2004-2022 they opened 28 new campuses. I coordinated with facilities in the ordering installation of all IC lock cores and keys working with Best lock security systems and district facilities on the new construction 28 new campuses make ready's and numerous campuses and remodel additions with applied working knowledge of uniform building and uniform fire codes, made and developed key logs for each campus for the distribution of all keys used at campuses used the Best keying and Master Keying programs.

Managed all budgets and purchases, billing receipts and requests need for all materials used maintained the inventory of all material Stocked in District vehicle.
