• Operating a Thermal Ice Plant featuring two Trane-driven Electrical Centrifugal Chillers. Chiller #1, utilizing a Glycol medium, utilizing a Glycol medium, serves for ice build or supplementary purposes, utilizing a 910- 910-compressor size and a cooling capacity of 653.2 tons with a Refrigerant capacity of 1700 lbs. of HCFC 123. Additionally, operating of chiller #2 tasks with cooling a 30-story building spanning 646,100 square feet; with a capacity of 1000 tons of cooling capacity and a compressor size of 1300 this Chiller utilized 2700lbs of HCFC 123.

•Conducted routine maintenance on 81 package units, including Liebert DS, Liebert Mini Mate, Trane, and Mitsubishi units.

•Answering tenant house calls to assist tenants with HVAC, electrical, and other maintenance concerns.

•Paint building equipment according to color code and building standards.

•Operating and maintaining two emergency generators, 750kw and 2000kw respectively, provided by Detroit Diesel. The 750kw generator ensures Life Safety, while the 2000kw generator is for Main Tenant.

• The UPS system is for the main tenant support. UPS Modules, utilizing Eaton Powerware models 9395, each designed for 600kw with a combined run time of 90 minutes.

• Execute annual, semi-annual, and quarterly Preventive Maintenance (PM) schedules for all building equipment, ensuring efficient operations.

• Also setting up and preparing the building for the subsequent shift.

•Conducted comprehensive maintenance on all package units to ensure optimal performance and efficiency.

•Following the building PM Maintenance Schedule on repairs of the bathroom stall, rebuilt flushometers, and installing toilet bowls and urinals to maintain optimal performance.

• Implementing freeze protection measures based on the building procedures during winter months to prevent freeze-ups.

•Clean and disinfectant and repair of building main cooling towers to maintain optimal performance and extend operational lifespan.

• Repairs to piping insulation or replacement and paint to color codes.
