Field Property Inspector /Residential Property Manager
- Perform Move In & Move Out Inspections identifying any issues to maintenance by work orders , rekeying the home , photographing and documenting findings.
- Build /Write & Submit Scope of Work for Initial Renovation & TurnOver & Directly communicate with Vendors on issues with Scope , Work Orders, Change Orders, etc.
- Write & Submit Tenant Chargebacks as needed
- Perform Quality Control Audits to confirm vendor work in progress and completed work and notate any punch items or change order items needed.
- On-time completion of assigned inspections daily/weekly Occupancy Checks, Marketing Check , and Illegal Occupancy Checks of vacant homes on the rental market.
- Conduct light cleaning tasks to ensure property is in good marketing / tour ready condition.
- Carry out basic maintenance repairs to property such as change smoke detector batteries, light bulbs, filters, reprogram garage door remote etc., as necessary
- Communicate information with cross-functional team members; ability to use technology to take appropriate photos and complete documentation of inspections or provide updates while in the field.
- Act on behalf of the company as a representative witness in court for matters related to rent or lease violations. Meet with the sheriff and move out crew as needed for evictions to confirm repossession and for lock out / re-key.
- Assist in utility inspections & Verify HOA, HUD, City, and other municipality inspections/violations
- First-line validation for scammers, squatters, and vacancy checks for homes suspected to have skipped; work with local law enforcement as needed, and post Abandonment Notice
- Responsible in part for market's occupancy, downtime and maintaining homes that comply with Standard of Safe, Clean and Functional
