Maxwell Indoor Storage, LLC., is a three location portfolio located in Montgomery, Alabama. Following my tenure as President of Crescendo Self Storage, I invested in multiple business models including this self storage asset investment. The assets have been recently listed with Marcus and Millichap. Penske truck rentals across the three locations in Montgomery, Alabama also contribute to the scope of investment.

Following a wonderful, fulfilling, and life changing 7 + years of service, I am grateful for the friendships, financial prosperity, and memories that I've experienced as President of the company. In January of 2022, I sold my 33 percent equity in the company and exited for new ventures. It remains a privilege and an honor to have served as President for Crescendo Self Storage.

Our 93 self-storage property LifeStorage, LP portfolio sold for $1.3B to a public REIT, Sovran Acquisitions (NYSE: LSI) in 2016. I have extensive experience in operating self-storage properties in the markets listed below. Our firm has owned, operated, and been awarded for excellence in our strategic approach with an aggregate of over 100 self-storage properties.

Facilitation of the global direction of the company with my excellent team of both home office team members and regional management team members was an incredible experience. Departments and employees that were my direct reports included regional directors, district managers, accounting, facilities, third party management and business development, human resources, legal, revenue management, and investment analysis divisions. Additional reports included outsourced vendors and service providers such as our IT firm, Deans and Homer, G5, SpareFoot, SiteLink, XPS Solutions, and many others.

As District Manager for the Las Vegas and Los Angeles markets for Life Storage, I was responsible for 17 self-storage property locations. In addition, I manage commercial retail business tenants including multiple restaurants, a beauty salon, business office tenants, United States Post Office, and a diverse variety of property and tenant management. Of my 17 location portfolio, I oversee 35 Property Managers who are my direct reports including three Lead Managers who assist me in the daily operations. A highlight in my Life Storage career was the end of year financials for 2015. I was awarded for driving 106.9% to budget on net operating income. My team and I drove the revenue $410,927 positive variance over budget for the year. My 2015 Profit and loss statements display seamless accountability to expense control to budget. In addition, exceeding the total revenue budget by $436,429 positive variance. Every one of my stores generated year on year growth ranging lowest 17% to highest of 32%. I have been responsible for acquiring and rebranding multiple properties. All of my locations have proven to grow in market competitive pricing and occupancy. Most acquired stores range from 75 – 80% unit occupancy pre-acquisition. All of my acquired locations achieved 90 – 95% unit occupancy post Life Storage acquisition.

Mad Dog Fitness has been acquired. I have enjoyed the relationships at the club for nearly 12 years. New ownership will take excellent care of Mad Dog Fitness.

Mad Dog Fitness Clubs are a portfolio of 2 entities. The first is a 32,000 sq ft full-service health club that operates 24 hours per day. We cater to the casino community of Laughlin and Las Vegas, NV. Corporate wellness clients include:
1. Harrah's Casino Resort
2. Aquarius Casino Resort
3. Golden Nugget Casino Resort
4. Edgewater Casino Resort
5. Colorado Belle Casino Resort
6. AVI Casino Resort
7. Tropicana Casino Resort
Following the acquisition of the club, annualized NOI has improved year on year while facilitating a great experience for a membership base of 6,300 members and 31 employees.

Second, Mad Dog Repair & Maintenance services a diverse portfolio of health clubs, apartment complexes, casino resorts, and other fitness facilities/studios. We provide preventative maintenance as well as repair services for all brands of commercial fitness equipment. Brands we service for our clients are Precor, Cybex, Life Fitness, Sci Fit, Vision, Technogym, Body Masters, Freemotion and all other commercial fitness equipment brands. Notable clients are Caesars Entertainment properties and Landry's properties in Las Vegas and Laughlin, NV markets.

Management of a 130,000 sq. ft. luxury operation. Commercial real estate property management and asset protection were part of my KPI’s. Additional responsibilities include management of a 300+ employee team, including 25 managers and supervisors who are direct reports. Secession building, hiring, and coaching responsibilities I was responsible for. Financial management and customer service interaction were critical components of my position at LifeTime Fitness. I enjoy presenting to the media on company initiatives as a seasoned public speaker. My role is senior field management in a publicly traded and diversified corporation. I am directly responsible for $14M in annual revenue and protecting a 40% EBITDA margin. Repair and maintenance budgeting of a $60M property asset is a measurable metric of my performance. Monthly executive audits of 4 locations in central Texas are also within my scope of responsibility.

Years of managing sub-tenants and commercial business sub-lease agreements. I built the company, operated it, and was acquired in escrow to a larger firm in northern California with 70+ locations.
