  • Monthly operational reporting review of 15 operational entities with C-Suite including budget vs. actuals, levered and unlevered return metrics, A/R aging analysis, and quarterly forecasting updates of assets under management with $600MM+ FMV valuation.
  • Managed cash flow and liquidity forecast for 25+/- assets ultimately feeding up to primary holding company including the evaluation and opening of multiple Money Market accounts at various banks to maximize return on cash being held for future needs or investments.
  • Established divisions initial standard operating procedures including AP and payment processing, monthly close calendar, quarterly financial reporting and compliance checklist, property tax and acreage tracker, third party reporting policy and guidance, and process efficiencies including workbook automation to maximize ability of team to be valuable and trusted business advisors that intimately influence operational decisions and act as a value-add service.
  • Solely analyzed, implemented, and created process and procedure of project cost tracking software to replace manually maintained excel files for job costed projects including creating activity codes that align with CSI coding standards for self-performed and general contracted work.
  • Hired, managed, and led team of 5 back-office accounting staff to create, review and distribute internal management reporting and quarterly bank compliance items on all operational assets, including the first timely reporting in the division’s history and reduced month end close time from 40+ to 15 days.
  • Successfully led team to completion of historical balance sheet clean up, and implementation of balance sheet reconciliations that did not exist for first 7+ years of operation on assets under management including CIP, leasing commission and capitalized legal costs, MUD receivables, and fixed assets.
  • Led the transition of all operational assets under management to 4 different third-party property managers.
  • Created and implemented overhead entity to house employees of the division, known as Signorelli Commercial Company, for fee income maximization, division performance analysis, tax savings utilization for owner, and liability mitigation.
  • Led annual budgeting cycle and served as final financial review of 15 operational assets budget, 5 entity budgets with land held for development as well as annual CAM reconciliations for over 90 NNN tenants.

  • Analyze and split-out 19+/- quarterly & annual distributions of proceeds between invested capital and returns, waterfall distribution calculations, review cash projections, distributions to partners, and partner tax planning.
