As Director of Maintenance, I am responsible for the supervision and management of approximately 150 properties across 6 states including Florida, Texas, Oklahoma, Arizona, Arkansas, and Colorado. I am tasked with supporting each property and that they are running smoothly and efficiently, and that any maintenance issues are swiftly addressed and resolved.

To effectively manage such a large portfolio, I lead a team of four Regional Maintenance Managers, each of whom is responsible for overseeing their own assigned properties. This includes ensuring that all necessary repairs and maintenance are carried out in a timely manner, as well as supporting any renovations or improvement projects.

I am also in charge of staying up-to-date with any changes in laws or statutes that may affect our properties or their maintenance. This includes informing my team of these changes, as well as providing guidance on how to comply with them.

In addition to these duties, I also assist with annual budgeting, ensuring that all properties are up to date with pricing and forecasting. This includes working with property owners and managers to develop and implement cost-effective strategies for property maintenance improvement.

Moreover, I provide boot camps for my team, offering training to enhance their skills and knowledge of budgeting and hands-on training for properties. I also provide a company playbook, which serves as a comprehensive outline for annual budgeting wish.

Overall, my role is to ensure that all properties under my management are well-maintained and operating efficiently and that my team is equipped with the knowledge and resources they need to succeed.
