My job role here is maintenance I do all sorts of task such as keeping the property clean, fixing any storage doors that are broken such as when the springs go bad I replace them or the weather strip underneath also the latch. Responsible work orders such as any special concerns going on the property, also cleaning the whole property from front entrance alI the way to the other end cap. Always attentive pick up trash in parking lot, entrance and inside property. I also do another things like cut locks for auction or when tenant lose there keys , landscape, trimming bushes, installing rock, planting plants, killing weeds, painting, electric work, pressure washing, leaf blowing, office work as well from taking payment to renting storage units! , also anything from reserving units or rv spaces to tenants also showing new clients the property, a lot of interacting with tenants. As well there is a 2 bedroom APT on property that Ive remodeled for new tenants, such as installation of sinks, faucets, shower heads, vinyl flooring, counter tops, light fixtures, ceiling fans, etc all that has to do with APT maintenance, basic electrical work.

rent storage’s to tenants RV spaces as well.
read over the lease.
Audit files.
answer phone calls/call tenants that are past due.
send lien/pre-lien letters in the mail
make bank runs to deposit money
rent U-Haul trucks.
