* Leasing Manager of the Jacksonville Office from it's inception.

* Lead the Team of Leasing Specialists, Renewal Specialists, and Application Coordinator.

* Grew to a Team of Leasing Specialists (3), Resident Relation Specialists (9)

which included a Senior in both of those Positions.

* Lead the Leasing Team from growth from approximately 676 Homes at opening to the our current7600 Homes,

* Lead the Team through all the changes from inception of the office being started,

* The Jacksonville Team, has always been one of the top Teams, in it's MSA size group. Winning multiple Contests for their Accomplishments.

* The Jacksonville Leasing Team is known for hitting Goals presented to them, and multiple times chosen to Pilot new Programs before implementation throughout the Company.

I pride myself in being a Team Leader for not just the Leasing Team, but to the entire Jacksonville MSA and to all other Markets, when asked.

* In 2018, because of our great Jacksonville Team, I was presented with the Circle of Excellence Award during our Leasing Manager Conference.

* Property Manager of Single Family Homes, with a Portfolio of approximately 489 homes.

* Duties included Leasing, advertising, Lease Creation and physical Move in, Renewals, and communication with over 350 private owners.

* Worked with owners to decide all expenses to be paid on maintenance of homes, pricing rates, renewal rates, HOA relationships, etc. The majority of my owners were out of State, thus gaining and maintaining their trust with their Investment was vital. Often when owners wanted to leave, our Broker sent them to me to keep them with our Team, because of the Service I could provide.

* In 2012 I became one of the three Property Managers for the new Special Portfolio, "FREO". I had the largest portion of the Portfolio, and leased the majority of their homes, basically by request of FREO, because of my performance. When Progress Residential was created, and the Portfolio internalized after it had grown to over 650 homes, I left and became the Leasing Manager for the Jacksonville Market.

* I was the entire Leasing Department of a Portfolio of 600 Privately Owned Single Family Homes, Condos and small Apartment Communities.

* My responsibilities were to Market with all types of advertising, Show properties, maintain vacancies, secure leases to completion, and secure renewals. To maintain constant communications with my various owners, about residents, maintenance costs and rental prices.

• Followed-up with potential accounts and managed daily and weekly marketing and leasing reports.
• Conducted thorough market analyses to determine competitive rental pricing and strategically adjust rates as needed.
• Reviewed and approved lease applications with a focus on maintaining high occupancy levels while minimizing risk.
• Responded to requests and scheduled appointments for property showings.
• Conducted regular inspections of both interior and exterior of properties for damage.
