  • Currently managing the building and renovation of 7 daycare facilities throughout San Diego County with many of the sites located in North County.
  • Currently managing a ground up site located in Carlsbad that’s approximately 10,000 square feet, with fourteen classrooms, one break room, and three offices.
  • Also managing two tenant improvements located in Escondido and Poway. Each site is approximately 4,000 square feet and pose their own unique challenges.
  • Renovation of four sites was completed early this year, and schedule times were met all while combating labor shortages and inflated costs.
  • Reviewed sub-contractor invoices to insure they were in line with the contract and scope of work.
  • Combated change orders by being thorough in my comprehension of the contracts and scopes.
  • Currently working on two tenant improvement sites which require a fire suppression system be designed and installed to meet state and local regulations and code.
  • Working alongside the general contractor to ensure cycle times are met, and quality is maintained.
  • Met with architects and engineers to design a facility that meets and exceeds the state strict licensing requirements, and standards.
  • Worked along side local jurisdictions to obtain permits and consulted with city planners and engineers to make sure we were building to city standards and codes.

  • This was accomplished by having several meetings with city officials to come to an agreement that was beneficial for both parties involved.
  • Met with local city planning groups to discuss elevations, SWPPP’s, egress, and path of travel requirements to ensure the board of directors approved our design prior to submittal to San Diego County zoning, planning, and building divisions.
  • Encountered several challenges throughout the process that were discussed and solutions found through collaborations, and perseverance.
  • Worked with utility sub-contractors to ensure traffic plans, and water main shut off times were coordinated in a manner that were not detrimental to the water district and neighboring communities.
  • Worked alongside the civil engineer, and landscape architect to design play yards that were elegant but safe for kids and staff.
  • They needed to meet strict regulations set forth by city and licensing agencies.
  • ADA concerns and issues were addressed, designed, and implemented to make sure each site was compliant and safe.
  • Coordinated the design, and building of commercial grade kitchens for each site.
  • Challenges arose that were combated with creativity and discussion with vendors and city officials.
  • Met with third party inspectors to review and evaluate different methods to achieve the end goal of completion.

  • Managed the building of semi-custom homes at the Blue-Sky Ranch community in Valley Center, two plan types, 3 different elevations, all with various layout options, with a one-story configuration.
  • Currently managing Citrus Vista community in Valley Center, building single story’s, with three plan types, and two different elevations.
  • Also managed all horizontal construction, including site improvements, utilities and grading of the pads.
  • Managed both communities simultaneously, that were in different locations.
  • Was able to establish trusting relationships with subs to insure both communities were tracking, and hitting our cycle times, and stayed within budget.
  • Overcame several civil and architectural challenges by partnering with civil and architectural engineers to devise a plan and solutions that would not only work but are accepted by state and local municipal agencies.
  • Successfully completed site improvements which required the installation of a water main with all appendages, large culvert, 3 bio retention ponds, SDGE/ATT&T package, paving of all streets, and spill ways, resulting in passed inspections, and all conditional acceptance letters completed.
  • As a result, certificate of occupancy was obtained, and we were able to close escrow on sold homes.
  • Completed and closed escrow on 9 homes, on three different plan and elevation types, ranging from 3600 square foot to 4000 square foot.
  • All were built within budget, and on schedule.

  • Managed the building of the Canvas and Arborly East communities in Temecula, six plan types, for new single and two-story family homes with solar, and 3-6 bedrooms priced from $740,000+.
  • Successfully completed building of three models all different plan types, ranging from 5200 square foot to 7000 square feet on a 105-day build schedule.
  • Was able to meet cycle time with county inspections averaging five-day lead times from time of inspection request.
  • Put together and an executed an accelerated schedule to bring 11 lots, 2 buildings in and pass city finals in 52 days from passing combo inspection.
  • Partnered with city engineer to devise a plan that will allow us to close buildings with active construction close in proximity, to meet the companies, cycle times.
