- Monitor all equipment, and check that the proper PPM is performed for all equipment in the field.
- Check and verify all PPM records, daily monitoring records, all corrective maintenance records, toolbox records, etc.
- Assisting and monitoring all AMC contractors to perform the PPM for all major critical equipment as per contract frequency (elevator, generator, bus bar, MV panel, transformer, chiller, garbage chute, BMU, CCTV, FAS, FFS, and BMS).
- Attending all kinds of emergency work in all towers (24/7) and finding the solution.
- During the site inspection, if any critical issues are found, they should be immediately reported to the client, and a subcontractor proposal should be arranged and submitted to the client.
- Monitor the subcontractor's work until the job is finished, and give feedback to the client about the project.
- Attend to Inspection Requests (IRs) submitted by the contractor, and take appropriate action in a timely manner.
- (Substation, Electrical Power, Lighting, BMS, Fire Alarm, Door Access Security System, CCTV System, and Special Systems)
- Report any work carried out by the contractor that is found not to be in accordance with approved specifications, and report to stakeholders for appropriate action.
- Preparing a corrective report, invoice summary, and project completion report once the project is done with proper standards.
- Maintaining records for daily activities on site, including progress photos, and ensuring they are readily available for inspection as and when required.
- Monitoring the quality of work and assessing the safety at the site, including health and environmental issues, ensuring compliance with contractual/QCS specifications, and safety and health risk assessments.
- Handling the as-built drawing, defective report, and handing over documents, asset registries, operation and maintenance manual, snagging, and de-snagging.
- Checking and ensuring effective coordination between discipline-related works and all other disciplines.
- Providing technical input and experiences to resolve any discipline-related issues on-site that may arise.
- Maintains the toolbox talk of the project about all kinds of facilities.
- Assist in administering safety programs at the site.
