Planning Commissioner, City of La Canada Flintridge, Planning and Development: As Deputy chair of Planning Commission and Zoning Hearing Office responsible for current and long-range planning for residential and commercial development. Work with Director of Community Development, City Planning Staff and Consultants to administer and enforce the City’s Land-use, Zoning and Subdivision Ordinance. Responsible for Community Design through administration and use of the City’s Residential and Downtown village specific plan/Overlays Hear and decide on applications for variances, conditional use permits, tentative tract, parcel maps, and specific plans in accordance with adopted rules and procedures guidelines. Responsible for Capital Improvements Plans, Land Acquisitions, and zoning code updates to meet state law. Work with city and land use attorneys to develop conditions of approvals for commercial, residential, and industrial projects. Review rezoning and entitlements for all development projects citywide. Provided project development& construction management oversight for Facilities Modernization, New School Facilities, and the Sustainability Program Management for various new and comprehensive campus projects. Managed over 200 Projects ranging from $1M to $ 250M each. Negotiate and implement complex lease and joint use agreements for district assets, multi-family housing projects, HVAC, data centers, legal settlements, and related real estate policies. Hire and manage large development teams of architects, engineers, contractors, and consultant. Build productive relationships with all stakeholders, including clients, government officials, board members and city councils. Analyze client’s strategic objectives to create, implement and manage tactical strategies to optimize funding, accelerate design and construction phases and maximize ROI. Managed a suite of 45, New and R&M projects from planning, programming, permitting and entitlement and execution phases. Responsible for A/E contracts, vendor management and consultant selection. Performed briefings at board meeting. Managed and reported on infrastructure/utilities such as electrical, plumbing, HVAC, enrollment growth, energy cost reduction, information and computer technology, and long-term maintenance planning. Built to Suit Broadcom, Irvine, $700M: Provided as-needed project management services on a corporate headquarters campus, consisting of 1 million square feet of office, laboratory, amenity, food services, recreational, parking, and infrastructure related new construction projects including planning/programming constructability reviews and other as needed contract services. Perform executive reporting and construction oversight of schedule and deliverables, recommending alternatives/solutions to resolve complex issues that impact project schedule and/or budget

Mixed Use Developments: Partner with the COO to recommend / evaluating land and building acquisitions for TOC and in-fill opportunities for AECOM capital in LA and OC. Managed all aspects of project execution including, development management, design management, project controls, risk management, procurement, construction and FFE coordination.

Metropolis Phase 1-Provided as needed CM Services for high-rise mixed-use project in downtown Los Angeles; performed front end pitch/interview pre/reviewing staffing plans and scope. Performed vendor management, payments and team set up for this marquee client high rise residential towers.

DTLA-South Park Development-Worked with GC/Developer to determine preliminary planning, programming, due-diligence/development, and acquisition for this multi-year, multi phased residential and mixed-use projects.

District Bond Program, Los Angeles Community College (LACCD), $6B: Responsible for operational oversight, performance, and metrics management, staffing performance and client reporting for program management services to the Los Angeles Community College District’s $6.1 billion Bond Program. Managed large team of 50+ PM’s, PE construction managers. Responsible for coordination and staff oversight of simultaneous capital improvement work at nine college campuses involving new construction; and repair, improvement, and upgrade of existing buildings. Facilities included new bridges, off site street improvements, power upgrades, new classrooms, laboratories, learning centers/libraries, child development centers, health/fitness, cafeteria, bookstore, administration, maintenance and operations, and other facilities. Responsible for creating partnering agreements with various agencies such as DWP/SCE/LA City/County and State for permitting.

District Bond Program, Rio Hondo Community College, Whittier, $375M: Served as Director of Design and Construction to execute various public works improvement projects at various campuses. Projects included technology upgrades, new student services center and student union building, new library and learning resource center, new facility for the Administration of Justice, major redevelopment of the physical education facility, campus-wide ADA parking upgrades and two offsite community educational centers in Santa Fe Springs and South Whittier. Worked to secure state funding on the Library and Learning Resource Center and the Applied Technology Building renovation. Responsible for executive briefings to VP of finance and the board and performed metric and performance management.

Grand California Hotel & Spa Expansion, Disney, Anaheim, CA. (undisclosed) : As a consultant Project manager, responsible for managing the project timelines and scheduled of completion of 200 hotel rooms and 50 suites, new pool and spa and associated area development. Implemented daily meetings with General Contractor, Architect, GCH Engineering Team, and WDI to ensure focus of the day remained in the forefront. Spearheaded meetings with general contractor and subcontractors, reviewed relevant RFI’s and submittal and performed procurement/selections.
