Work History

Commercial Real Estate Manager

NAI Elliott
01.2016 - 01.2025
  • Management of real estate portfolio consisting of Retail (577,000 SF), Industrial (151,000 SF), and Office (35,000 SF) in the Portland Metro area with an estimated Market Value of $100 Million. Extensive experience managing office and medical buildings, grocery-anchored shopping centers, retail strip malls, and shopping center maintenance director. Recognizable tenants include New Seasons, IGA Supermarket, Express Employment (Stoller Vineyards), Starbucks, Mud Bay, Killer Burger, Goodwill, Dave's Hot Chicken, Crumbl Cookies, Fresenius Medical, CREO Chocolates, and many more.
  • Advanced understanding of commercial budgeting and interrelated billing of tenant's pro-rata share of CAM (NNN) expenses. I view the budget as the roadmap to achieving revenue and expense goals, detailing operating expenses based on historical data, including amortized CAPEX schedules. The budget summarizes tenant base rents and CAM charges, and lease-up strategies, including upcoming lease renewals and escalated rents. Last, the budget is integral in establishing the monthly tenant NNN (CAM) charges for the coming year.
  • Collaborate with clients, leasing manager, brokers, and attorneys to negotiate commercial leases and renewals, including NNN leases, base year office leases, and gross leases. Proficient at interpreting commercial lease terms, including escalated rent, percentage rent, critical commencement dates, adherence to lease terms, Cap on operating expenses, tenant improvement allowances, Landlord’s work requirements, abated rent, repair and maintenance responsibilities, and lease assignments.
  • Excel at building professional relationships with clients, tenants, and stakeholders to demonstrate proactive management and develop trust.
  • Proven business development skills at NAI Elliott. Established a multifamily platform to broaden our management capabilities and revenue stream which generated additional revenues of $250,000 annually. Created and implemented new multifamily policies and procedures. Established new human resource guidelines, credit screening, residential property management software, on-line forms, management agreements, and vendor services. Awarded five (5) multifamily accounts consisting of 500 units and one retail property in first year.
  • Maximize income by amortizing capital expenditures over their useful life and recouping costs through tenant CAM charges.
  • Achieve CAM Reconciliation goals within 5% of budget by closely monitoring expense variances on the monthly financial statements and adjusting spending accordingly.
  • Experience creating property sale pro-formas, including revenues and expenses, Cap rates, and NOI to determine real estate market values.
  • Develop management plans, including leasing strategies, NOI goals, NNN (CAM) rates, and capital improvements that meet client expectations.
  • Take over troubled accounts to streamline operations, improve collections, enhance budget strategies, renew leases with annual fixed percentage rent increases, and initiate exterior maintenance projects to improve curb appeal and help tenant businesses thrive.
  • My tenant and client customer service philosophy is, “Treat Others How You Want to be Treated”.
