I have a very well rounded experienced background from full on construction gut and remodel to overseeing multiple garden style, mid-rise and experience with high rise buildings. Keeping myself and my staff up to par on preventative maintenance, move in ready standards, safety and workplace hospitality. With the years i have spent in carpentry and property maintenance. I am eager to level up to a larger role in the maintenance department.
Daily operations of a 16 story high rise building. Daily facility walks. Fire pump and generator testing. Mechanical and high value area walks daily recording data and other reading's. Coordinate vendors, housekeepers, mandatory fire testing and full property evaluations daily. Managing one maintenance technician. Assuring all turns are completed efficiently and up to a quality standard.
In this position, I oversee 3 multi-family properties in the greater portland area. 1 garden style 132 unit with 3 four story buildings, a 14 unit 3 story mid-rise and a 54 unit 5 story mid-rise. All properties have Schindler elevators, secured access (Door King) and GB manchester video surveillance, which i monitor, audit and program devices. 1.5 maintenance technicians assist me in grounds, work orders, property/building upkeep as well as unit turns via "Make ready" board. I work closely with my PM and Regional maintenance manager to assure all preventative maintenance is staying on schedule to the best interests of ownership.
In this position. I oversaw one property, a garden style 242 unit 8 building property. No techs, No porter. I handled grounds, trash compactor area, work orders, "Make Ready" board, building conditions and much more.
As a licensed general contractor for this period of time. I acquired a general contractors license, bond and insurance. Found work easy with a good network already in place. I also advertised on social media and CL. Took calls from perspective clients, walked projects, assessed time and materials, provided estimates, performed work in a timely manner.
In this position I oversaw 23 block style 60 to 100+ year old mid-rise buildings in downtown portland. with one tech and one porter. This position was very challenging. I had a paint company and hardwood flooring contractor with quick turn around services, however the plumbing in these properties were deteriorating by the minute. A majority of my position was to assess leaks, electrical issues, as well as any of the more complex issues and provide a cost effective, yet functional solutions to resolve them permanently. I networked with plumber, electricians and mechanical contractors on a daily basis. mobile 100% of the time. quite the ordeal to juggle, but i held it together.
My first time entering self employment. I advertised services in my wheelhouse, met more and more customer base via NextDoor, Craigslist and Facebook. Soon i was rushed with unlimited work via good word and the real estate boom. From full interior remodel to exterior curb appeals. Doors, windows, siding, paint, finish work, dry rot repairs, french drains, sump pumps, roofing replacements, flooring, etc. I grew most in this period of time. I was a trusted local community contractor. Staff turnover being the tough part, i continued to expand.
My entrance into maintenance and carpentry. over 700 single family homes in NE/SE portland. I was given a truck full of tools and some mentorship from a staff member. I started with paint, Caulking tubs, Minor repairs, gutter cleaning and pressure washing. By the time i was ready to move on, i was installing doors, windows, dry rot repairs, minor electrical diagnosis, preventative maintenance and much much more.
