  • Plan, direct, supervise, and perform repair and periodic/corrective maintenance activities in multiple geographic locations involving plumbing, heating, electrical, air conditioning, carpentry, painting, and mechanical work to improve and maintain the installations, systems, and appearance of a facility.
  • Determine and adjust work and project priorities through analysis of reports, job orders, existing and projected workloads, safety and security considerations, problem immediacies, seasonal considerations, asset availability, and departmental programs to ensure that maintenance repair activities are accomplished timely. Evaluate job orders and coordinate with federal officials to ensure that requested maintenance, repair, and improvement projects are authorized to be performed under existing regulations and guidance, and that supporting funds are correctly charged.
  • Develop specifications and scope of services for repair, maintenance, and service contracts; to include the preparation of working diagrams and materials/price estimates, and to order and procure maintenance parts, units, and materials. Develop and maintain other related forms, such as safety checklists, preventative maintenance schedules, and/or work schedules. Monitor and evaluate the work performance of contractors to ensure that an acceptable quantity and quality are maintained, and that technical specifications and codes are adhered to.
  • Project, determine, order, and procure adequate supplies, parts, and materials to ensure that repair and maintenance materials are maintained at a proper level. Coordinate with the Inventory Control Supervisor on equipment tracking. Account for budget allocations designated for maintenance supplies, contract maintenance services, and equipment maintenance.
  • Recommend short- and long-term maintenance and capital projects to management to ensure resources are allocated to the correct projects in the budgetary process, and that buildings, grounds, and equipment are maintained in proper operating condition.
  • Perform technical repair and maintenance of the base-wide heating systems, including HVAC pumps, domestic hot water systems, satellite boilers, and auxiliary equipment such as water softeners, pumps, and control valves. Maintain, repair, and install various coils used in HVAC applications, such as direct exchange coils, heat coils, heat exchangers, condenser coils, evaporator coils, and domestic hot water coils.
  • Maintain, repair, and install various air conditioning equipment, including window air conditioning units, HVAC pumps, package units, and split units of multiple sizes with direct exchange coils and chilled water systems. Maintain and repair various air handlers and their associated components, such as air filters, motors, motor controls, line starters, dampers, damper motors (electric and pneumatic), and belts, including various variable air volume systems and all related components of the variable air volume systems.
  • Troubleshoot, and perform technical maintenance and repair on various control systems for the HVAC systems. Troubleshoot field devices and components, such as control circuits, modulating motors, electronic temperature transmitters, electronic pressure transmitters, and binary and analog input/output circuit boards, to keep the system functional.
  • Work on low and high voltage (over 600 volts) distribution systems (switch gears, distribution panels, branch circuits, transformers, etc.), building wiring systems, etc. Maintain, repair, and install motors, lights, controls, electric equipment; replace components (coils, starters, switches, etc.); and perform all mechanical work required in repairing and replacing parts.
  • Perform electrical support for maintenance personnel working on facility maintenance tasks, as required. Can include installing, troubleshooting, and repairing various electrical components, such as lights, outlets, switches, electrical equipment, transformers, and distribution systems.
  • Maintain, repair, and install a variety of electronic fire alarm and detection equipment, including fire alarm control panels, initiating devices, signaling devices, and electronic smoke alarms, such as dual ionization systems and photoelectric systems.
  • Troubleshoot and perform maintenance and repair on piping and plumbing systems for domestic water systems, geothermal HVAC/cooling systems, compressed air, gas, and fuel oil. Provide installation and maintenance of a water distribution system, to include maintenance and repair of fire hydrants, water meters, back-flow preventers, and water storage tanks.
  • Maintain, repair, and install dry and wet sprinkler systems, which include foam systems for the aircraft hangars. Maintenance includes weekly, monthly, and annual testing of the systems to verify that they are in accordance with local, state, and federal fire codes.
  • Perform carpentry, woodworking, and metalwork to install walls and doors, repair damaged wooden and metal parts of buildings, and repair damaged furniture. Repair and install brick, concrete, and stone structures, and appurtenances, to maintain the masonry portions of departmental facilities.
