  • Legal property document interpretation, including OEA/REA, declarations, or joint CAM agreements.
  • Legal lease document interpretation, including new leases, amendments, extensions, options, etc.
  • Maintain documentation for lease process to ensure compliance with Sarbanes Oxley 404 requirements and evaluate current processes for improvement. Ensure compliance with the Company's internal controls over financial reporting.
  • Maintain all aspects of rent roll data, including dates, option periods, rent amounts, rent escalations, square footage changes, etc.
  • Responsible for the Monthly Accrual process. Calculation by lease for YTD recovery data for CAM, Insurance and Tax.
  • Tenant Recoveries (CAM, INS, TAX) automated setup in JDE and MRI financial systems. This includes CAM expense pools, denominator information, CAP amounts, formulas, etc.
  • Manage the annual tenant budgets, using budgeted expenses to set escrow amounts.
  • Improved team performance by providing comprehensive training and fostering a collaborative work environment.
  • Annual CAM, INS TAX reconciliation process, includes mailing invoices with proper support.
  • Audited the initial setup of all acquired properties. Includes interpreting PSA language and closing statement impacts.
  • Manage offboarding of disposed properties. This includes reconciling the tenant recoveries through the sale date and working with the buyer on questions.
