After college at Illinois Institute of Technology and graduate school at the University of Colorado, Steve started his real estate career at an early age, as a multi-family residential property manager and residential real estate salesman. With his father, H. Sol Cersonsky, MD, Steve developed several retail, multi-family, hotel, and office properties, and also 7 nursing homes. Most notably was Casa Del Sol, a 12-story apartment building at 860 Clermont St, Denver; Landmark Inn, a 140-unit hotel on Colorado Blvd; Colorado Expo, a 50,000sf office building on Colorado Blvd. By 1980, Steve’s responsibilities had grown to consist of asset managing approximately $250,000,000 of real estate. He was in charge of leasing, sales, and management. In 1982, Steve formed his own company, Sun Realty, Inc., which acquired, developed, managed, and syndicated new retail and office projects, totaling some $20,000,000. Most projects were taken from ground acquisition to fully leased complexes. Steve kept these projects over 80% leased even in the down markets. Steve also worked as a consultant to Nursing Home owners, and acted as listing and selling broker for these transactions. During this time, Steve also developed 80% of the new retail and office projects in Cherry Creek North, Denver, CO. At the end of the recession of the late 1980’s, Steve joined J. Herzog & Sons, Inc. Steve was responsible for leasing for 2,500,000 square feet of retail strip centers, in 13 states, from New York to Florida, and west to Colorado. He created a contact network for hundreds of national credit tenants. Steve made use of his strong background in computers, finance, insurance, leasing, management, sales, and real estate workouts. May 15, 1994, Steve accepted the position of Vice President of Acquisitions for Excell Fund LLC, whose main emphasis was finding value added shopping center properties nationally, which fit the company’s acquisition criteria. The company was originally formed by billionaire Frank Aries, and multi-millionaire Louis Gelfand. In 1996, Steve bought out his partners. At Excell Fund, LLC, Steve grew the company to represent several national credit retail tenants in their search for quality locations in nationwide, and expanded operations to new offices in Cincinnati, OH, Annapolis, MD, Austin, TX, and Oklahoma City, OK. Steve has been instrumental in creating over 721,000 square feet of new stores for Family Dollar, Inc. Steve also was involved in the development of multiple new senior housing projects, including McCaslin Blvd, a Memory Care facility in Louisville, CO, and Park Regency Assisted Living 104 units in Loveland and 113 units Thornton, CO, and 4 newer large developments.   • 125 unit property manager for Aurora East Apartments located at I-225 and Colfax, Aurora, CO.
  • Voyager Inn (I70 & Chambers Road, Aurora, CO), and the Landmark Inn (Colorado Blvd and Alameda, Denver, CO). Assistant manager for the 115 unit Voyager Inn, and an associate in the management of the Landmark. These both were family businesses. Here I helped and became knowledgeable about the hospitality industry.
  • Pells Insurance Associates: Field underwriter and Agent. Developed a large book of clientele for Property, Casualty, Life, and Health.
  • Dunton Realty, residential property sales. Worked out of Main office at Colorado Blvd and Evans, and mostly out of their westside office in Lakewood. Later I came back to Dunton for a year to lease a shopping center for them.
  • J. Herzog and sons: Director of Leasing and Development. Worked with many of the new and younger agents and employees and I am still close to Martin Herzog.
  • Excell Fund, a property development company. I brought Family Dollar in as a prime development relationship and became the largest developer for them in the USA. Eventually I owned 100% of the company. I developed a university level course called “How to become a Real Estate Developer”, at Colorado Free University, which I taught for many years, until I was offered to lecture at the University of Denver and continued to teach at DU for several years until business travel had too much of an impact on class schedules.
