As the Senior Project Manager, my role involves leading a team of 3 to 5 Project Managers. I am responsible for recruiting, training, coaching, and motivating all Project Managers to ensure their success. Working closely with the VP of Construction and General Superintendent, I ensure that construction operations are functioning efficiently and effectively, in line with the company's Strategic Plan. Additionally, as a Senior Project Manager, I also take on the responsibilities of a Project Manager.

As the Project Manager, I led the project team and was accountable for coordinating, organizing, controlling, and completing assigned projects within the specified timeframe, budget, and quality standards to enhance the company's reputation. Additionally, I was responsible for managing each project team member's project-specific responsibilities.

  • Maintain a positive working relationship with all client and design team representatives assigned to the project.
  • Seek to continually improve the company’s image with clients, design professionals, subcontractors, and the general public. Solicits existing clients and contacts for future work opportunities.
  • Acts as the leader of the project team, responsible for directing the workload of the team and motivating each team member to perform to the best of their ability. Works closely with each team member’s supervisor in making hiring and firing decisions as well as conducting performance reviews for each team member.
  • Upon project assignment, drafts the Prime Contract in accordance with the bid and bid document requirements. Clarify all elements of the project and documents that are ambiguous and might result in future contention with the client or design team.
  • Create an accurate master construction schedule with the input of the Project Superintendent that reflects all tasks and milestones required to complete the project in conformance to the bid documents and contractual obligations. Continually updates the schedule as required and reports any deviations due to change orders, subcontractor performance, weather, or any other reason that will prohibit the project from being completed in the agreed upon time frame to the Director of Construction.
  • Responsible for the timely procurement of all materials, labor, and equipment for the project in a manner which supports the project quality, budget and schedule requirements. Negotiates and awards the subcontracts and purchase orders in accordance with the requirements, guidelines and timeframe established during the Project Turn-over Meeting with attention being given to subcontractor qualifications, bid responsiveness, schedule requirements, value-engineering, comprehensive scope, and competitive pricing.

  • Customer Relations - Maintain a positive working relationship with all owner and design team representatives assigned to the project. Communicate with these representatives as frequently as necessary to keep them informed on the status of the job and any events that impact schedule, scope of work, and money. Report any disputes or problems encountered to the Project Manager for strategizing resolution.
  • Subcontracts - Assisted the Project Manager in analyzing scope sheets, negotiating awards and writing subcontracts for various trades.
  • Change Orders - Generate and track change orders to owners and subcontractors. Review subcontractor change requests for validity, accuracy and appropriate detail.
  • Job Cost Reports - Assist in analyzing Job Cost Reports with the Project Manager on a monthly basis.
  • Receivable / Payable Administration - Update draft of monthly owner payment application for approval by Project Manager. Review subcontractor applications for payment with the Project Accountant as needed. Review and approve percentage complete for project payables with the Project Superintendent on a monthly basis. Review and code General Invoice expenses. Submit general invoices to Project Manager for review and final approval.
  • Meetings - Attend and participate in project meetings for assigned projects: Weekly OAC, Weekly Team, Turnover, pre-punch, punch and closeout meetings. Take and distribute meeting minutes for all project meetings.
  • Permits - Obtain applications and permits from City and County Development Offices.
  • Certificate of Occupancy Checklist / Punchlists - Review with the Project Team the Certificate of Occupancy Check List to ensure all items are completed as required for final Certificate of Occupancy. Distribute all completion and punch lists to every subcontractor affected by the list. Coordinate with the Project Superintendent on expediting and monitoring completion of all punch list items.
  • Procore Management - Setup, review and manage RFIs, submittals, drawings, schedules, and meeting agendas.
