- Work on the project Columbia International, a mixed-use 16 stories building consisting of 93 student apartments and 139 hotel units.
- Work on Architectural drawings review and PAA process; MEP drawings review and real site coordination (two days at site every week)
- Attend the GC & Subs site weekly meetings to follow up with construction schedules every Monday.
- Lead the entire Purchasing process of some vendors: cabinets, lighting fixtures, kitchen appliance. Reach out to the vendors, negotiate prices, material selection and mock-ups, confirm design and finalize PO and payment schedule. Everything on my own.
- Help with some more completed oversea Purchasing, such as closets, stones, tiles, plumbing fixtures, etc. Make sure everything meet the dimension, ADA & UL listed, and desired aesthetic standard.
- Bidding process of sub-contractors; such as HVAC sub, Facade sub, the Interior finish sub, NANA Wall system, etc. Prepared the bidding documentation, work on take-offs, helped on compare apple-to-apple, and assist on price negotiating and contract preparation, insurance check, etc.
- Work with colleague on the 421a process, coordinate with attorney and complete the tax map (myself) under supervision of a licensed Architect.
- Coordination with entire budget and schedule arrangement; Assist with draw-down procedure from the bank.
