In April of ‘23 I was promoted to the West Region Co-Lead. As I came into this role one of my first responsibilities was to train up our Filipino team to be able to take over the tasks that I was previously completing. This included getting them up to speed on the routing software that we used (Google My Map). Once our whole team was trained I started doing daily/hourly audits to ensure that the reports were being scheduled and turned in on time.
JeNiel and I worked closely on a daily basis to develop, implement, and manage new/changing policies and procedures.
We worked together to create documents and training tools so that not only ourselves, but our whole team had all the resources they would need to complete their daily tasks with efficiency.
During my time as the Co-Lead I have also been a part of major projects, we are currently going into each appraisers lender profiles (an appraiser can range from 1 to 200+ lender profiles) and making sure all of their information is correct and all their documents (licenses and insurance) are up to date, so there is nothing hindering them from receiving incoming work.
At the beginning of November True Footage was planning yet another restructure to ensure that we were providing our clients with the best procedures and customer service. I accepted a promotion to be an Appraisal Lead. I was going to be the one that was responsible for any/ all orders that were in our queue for all the appraisers in CA, LA, OK, TX. I would be accepting orders, quoting orders, answering any and all questions that the appraiser and or lender had regarding this report. I would be responsible for orders getting inspected with the acceptable time, making sure they were turned in on time, etc.
Unfortunately, our company is experiencing some major volume issues and we were not able to move forward with these plans.
During my time with Moore Appraisal I was responsible for many things including, but not limited to; quoting lenders for potential orders based on the appraisers preferences, entering new orders into our order management system (ANOW), contacting agents/homeowners/management companies to schedule inspections, and maintaining and keeping up to date with our 7 appraiser schedules.
I quickly learned how to do all the back end work for the appraisal reports (everything that doesn’t require a state license), Creating appraisal reports in TOTAL, uploading to the cloud before inspection, downloaded and cleaned up the report once inspection had been completed, entered comparable status from different MLS's into the appraisal form, verified that all work has been completed (notifying the appraiser if anything was missing), signing and uploading the report to the appropriate lenders portal.
As the office admin, I was also responsible for any task given by any appraiser in the office or by leadership. Pulling statistics from MT MLS and adding them into an excel spreadsheet to create a weekly real estate update, updating the Moore Appraisal Firm website with this report and any other documents/stats necessary, creating documents to store important information so I was able to complete my job with accuracy.
I was also the one responsible for any phone calls that came in, whether that was to transfer them to the appropriate appraiser or to provide quick problem solving solutions to ensure their needs/concerns were addressed.
In April of 2022 Moore Appraisal Firm merged with True Footage Inc, a nationwide appraisal company. Not many changes came with this merge, other than having more people to collaborate with. We were able to work together and create a new process that didn’t only work in our office but in appraisal offices across the US.
While working at headmaster I was assigned to work with the Program Manager in AZ. I was responsible for pulling the tests that were completed the day before, printing and grading them. I was also responsible for printing the test packets and bubble sheets and mailing them so they would arrive at the testing site on time.
I was also on the TN reciprocity team, we helped CNA's transfer their license from one state to another. This process includes auditing their application, making sure they turned in all documents needed, reaching out to them via phone call and/or email to retrieve the missing documents.
Headmaster is also the call center for 16 states, so while completing all my other tasks, I also had to answer calls within the first three rings and provide assistance to either the CNA or test observers to schedule their test, pay their fees, or update their profile.
