- The business involves in the third-party commercial mortgage servicing and my primary responsibilities are to assess the financial status of the loan using the financial statements
- Forecasting and Budgeting plays an important role in assessing the financial performance and various financial ratios are used to predict/evaluate any future risk associated with the mortgage loans Investments
- Responsible for performing financial analysis, calculating financials and performing revenue analysis
- Investor perspective: Financial analysis will be done to analyse the property performance by interpreting the Income Statement, Rent rolls, Inspection reports and Balance sheet using CREFEC guidelines and a detailed analysis with a write up will be submitted to the investors and the borrowers to know how to safeguard the property
- While analysing the property performance, we determine by using various ratios like (Debt service coverage ratio, occupancy ratio, Loan to value etc), the property cash-flows to meet the obligations
- Variance analysis shall be performed on all the loans where there is fluctuation in comparisons with the historical or the budgeted figures to know the root cause leading to such variance
- The analysis differs from one portfolio/property types to other per the client requirements
- I was responsible to handle various property types like Multifamily, Commercial, and Hospitality & Healthcare and portfolio's like CMBS, Key Bank, Bank of America, CITI, LIFE, HUD, Met-Life, Balance sheet, Proforma, Wells Fargo loans, Community and DYNEX portfolios.
