● Budget development Provide feedback on budget revenue and expenses to Asset Management team.
On a monthly basis. Review invoices for accuracy, approving them for payment. Verifying GL codes.
● Financials – Direct Community managers in maintaining month end closing with timely and accurate adjustments. Ensuring that Occupancy and Delinquency goals are met. Maximize P/L. Strategize QBR.
● Operations – Ensure that monthly directives are being met. Timely processing of notices/evictions. Review monthly deposit, charge offs, SOP coded correctly. Maintaining a perform Occupancy across the region. Identity partnerships within the region to ensure we have a sustainable Vendor pool.
● Direct all property operations throughout my region to be at the forefront in Marketing, ensuring that Community managers know their competitive market. Ensure CMs know their inventory. Review lead follow-up and ensure we are maximizing media and curb appeal.
● HR Staffing, Recruit, Train and Retain, while creating and supporting a cohesive team. Intensive interview to ensure we bring the right person onto the team.
Address disciplinary issues quickly, fairly and ensure processes are followed.
● Develop strategies to encourage Community Managers to manage a community while emphasizing resident relations to create a profitable community.
● Homes – New/Rehab/Turns. Engage with Vendors to ensure budget compliant. Maximize turns and minimize days vacant. Identify Demo/Scrapes and develop new sites.
● Property Visits, completed monthly to include walking property, reviewing reports and overall communication with all the staff.
As the Unit Director, I was responsible for Patient Transport and Patient Sitting. Patient Transportation services included the management of supervisors, finances, client relations, patient and customer satisfaction, program quality standards, performance improvement, and personnel performance and productivity. I was also responsible for the overall planning, organizing, directing and controlling of Patient Transportation performance while always maintaining a high level of patient service.
