  • Refurbish Aviation Technology Buildings (3)- Developing the Scope of Work (SOW), Rough Order of Magnitude (ROM), Project Estimate Worksheets (PEWs’), preparing the documents leading to the White Paper before the review at DSA, working closely with the scheduler to establish the time being for the completion of the project, the same with the office estimator, numerous meetings at the site and in the office with the AOR and EOR to define the deficiencies and re-scope the work. Working closely with the leadership of the campus facilities and the district. The project is designed to be executed as design-bid-build, with taxpayers’ money of $11.2M.
  • De-carbonization of the College Campus- Studying and evaluating the GLUMAC’s, Engineers for a Sustainable Future, report how to change gas appliances and equipment with electrical, for the entire campus, and make the proposal efficient. There is total seven (7) buildings to be de-carbonized whose equipment uses gas. The SOW is developed as one for all of them and is combined with the Central Plant’s SOW. The PEWs’ are done for each individual building on the bases of the budget’s estimate from PMO (Program Management Office). It goes to DSA for approval to be able to do the procurement for the architect and the contractor. All the buildings included are going to be design-build with total budget $9.5MIL
  • Central Plant Cooling Tower with Thirty (30) Ice Tanks- There are two (2) existing and one (1) new cooling towers- they supply the entire campus with hot and cold water. The two (2) existing ones are going to be replaced with only one (1) with the same characteristics as the existing new tower. The structure of the new tower is going to be the same as the one left. The problem is with the water pressure to be equalized for both. The structure for the new one has to be rebuilt to be at the same level as the existing one. There will be thirty (30) now ice tanks which are going to be built across the street and connected with the existing seventy (70) ice tanks. A SOW, ROM, and PEW were developed, and they are bundled with the Central plant together to create one White Paper for all to go to PMO for approval. The project is going to be design-build with total budget for the Central Plant and the de-carbonization of the campus $20.2MIL.
  • Baseball Athletics Field- the TLC building stays in the direction where the batter hits the ball. The building is painted very bright and the batter does not see the ball to hit it. A previous decision was made to rotate the direction of the field 10 degrees. This did not work and we made a decision to screen the TLC building. I was coordinating the project between the PMO and us to get the project as soon as possible to come to our office and do the construction. The project is design-build with budget $3.6MIL.

  • These are different types of clients with distinct requirements. They have lots of money, and they love spending it on unusual visual effects and out-of-the-box shape grammar decisions. Just listen and follow them.
  • Sometimes these types of clients are asking for things that blow your mind. You have to be open to the world market and find the vendor who is capable of executing the client’s wishes. The client will pay wherever in the world the vendor is and bring him to Los Angeles to execute his ideas.
  • The quality control is in a very high level, and I had to check every detail if it is precisely executed on the site because the client will.

Responsibilities included producing the entire design of the Master Plan and each individual building of the campus, which amounted to the largest school building project in Los Angeles; providing leadership to Clark Construction during construction; and leading the effort in whole project coordination among all consultants: architectural, structural, HVAC, MEP, landscape, food service, civil, educational consultant. I was also responsible for scrutinizing, studying, and implementing all building codes and regulations. Major campus constructions:

-Five different Learning Academies, 3 floors each with Classrooms and Labs, connected to the Elevated Walk - Way

-Administration, Library, Data Center, and Police on the first floor, a 3-floor high building, connected to the Elevated walkway as well

-4 levels free-standing Elevated Walk Way, connecting the 5 Academies, the Administration Building, and the Library. The last level is a Catwalk serving the HVAC on the roof of the building.

-Multipurpose center - 2 Story Theater and Sound Stage with an adjacent kitchen, serving the entire campus

-Gymnasium- with 2 Gyms, main and practice, Fitness Weight RM, Aerobics, Boys & Girls Lockers. The main gym has stackable bleachers for people to watch the competitions.
