• Manage and maintain 1,058 residential units daily, along side a team of three handymen to ensure efficient operations and timely completion of maintenance tasks.

• Locate and repair water leaks by cutting and patching drywall, identifying sources from HVAC condensate lines, and performing PVC piping repairs and replacements as needed
• Repair and maintain apartment fixtures including cabinet doors, closet doors, window locks, and shades to ensure units remain in top condition.
• Maintain organized shop inventory, track materials, and ensure all necessary parts and supplies are readily available for daily operations.
• Perform routine building safety checks, identifying and addressing hazards in common areas, stairwells, boiler rooms and mechanical rooms.
• Conduct monthly elevator inspections to ensure all communication systems and safety features are fully operational in case of emergencies.
• Ensure compliance with local laws and regulations by assisting in maintaining up-to-date fire safety inspections and building safety standards.

Superintendent – 100-Unit Residential Building

• Oversee daily building operations, ensuring all 100 apartments and common areas are well-maintained, clean, and safe for residents.
• Perform and supervise all porter duties, including cleaning, waste removal, and general upkeep of interior and exterior spaces.
• Handle tenant work requests promptly, diagnosing and completing maintenance repairs for plumbing, electrical, and appliance issues.
• Manage building inventory and supplies, maintaining accurate records to ensure all materials are stocked and available for maintenance and renovation projects.
• Prepare and inspect apartments for move-ins and move-outs, conducting detailed inspections for expiring leases to ensure units meet building standards.
• Coordinate and assist vendors and contractors during building projects, providing materials, access, and on-site support as needed.
• Ensure compliance with local laws, safety codes, and fire inspection requirements, maintaining all certifications and documentation up to date.

• Maintain cleanliness and organization of building common areas, including lobbies, hallways, restrooms, and outdoor spaces to ensure a safe and welcoming environment.
• Assist maintenance staff with plumbing repairs, fixture replacements, and apartment turnover preparation to support efficient building operations.
• Support vendors and contractors by providing materials, tools, and necessary assistance for ongoing building projects and repairs.
• Handle daily trash and recycling collection, ensuring proper disposal and upkeep of compactor rooms and waste areas.
• Monitor building conditions, report maintenance or safety issues promptly, and assist in maintaining compliance with property standards and regulations.
