Perform general maintenance duties to include: replacing door locks, caulking, patching drywall holes, painting; Perform electrical duties to include: replacing faulty switches/outlets, ran new circuits, added switches, installed new light fixtures; Diagnose and fix problems with the apartment's heating and cooling systems as well as installation of new HVAC units; Respond to resident requests in a timely manner and with a professional attitude; Report any maintenance concerns on vacant units, models, common areas and clubhouse to the management; Assist the Maintenance Manager in maintaining inventory and inventory controls; Possess of basic tools required for proficient job performance.
Completed routine preventative maintenance; recorded HVAC maintenance and repair history in job logs; informed hotel GM of potentially dangerous electrical equipment and faulty instrumentation; troubleshot equipment problems using tools such as multi-meters and general hand-tools; used hand tools to replace defective equipment parts; wired outlets, connected circuits and breakers and replaced fuses and fuse boxes; scheduled preventive maintenance for appliances, smoke detectors and filter changes; Snow removal on sidewalks and entryway with snow blower and shovels.
