• Troubleshot equipment breakdowns and performed preventive maintenance, regarding AC systems and appliances.

• Performed Pool maintenance and clean-up. Helping the Supervisor with the functioning of the building; such as, outdoor, irrigation fixes, pool cleaning and keeping grounds in beautiful conditions.

• Responsible for the overall maintenance of the apartment complex, 248-unit property; and all areas related to the day-to-day operations. This included responsibilities for a 24-hour emergency on-call system for 2 properties.
• Handled all work- orders in a timely and efficient manner - usually a 24 hour turn-around-time.; While providing exceptional customer service, including punch outs. Inspected vacate apartments, complete make-ready check-list. Associated work order forms on paper, also digital.
• Supervised technicians and assigned responsibilities. Occasionally contacting vendors or subcontractors for outer scope projects.
• Increased overall equipment efficiency by optimizing maintenance processes, including prioritization of work orders and inventory management.

• Assists with turnkey operations with preparing vacant units rent-ready in a timely manner, performing various repairs.
• Responsible for the completion and quality of all maintenance service requests. Including drywall, painting, light carpentry, HVAC, plumbing, removal, and replacement of appliances.
• Responsible for minor electrical repairs, such as power switches, fuses, and wall sockets. Repair and replace ceiling lights and fans. Repair issues with plumbing systems, replacing faucets, toilets, water
  heaters, fixing garbage disposals, dishwashers, washing machines, etc.
