Responsible for the maintenance and daily upkeep for a 15-acre property that includes 160 apartments for assisted living and independent living, 14 villa apartment homes, and a 40,000 sq ft building that houses 12 memory care apartments and 43 decommissioned skilled nursing rooms that includes electrical, plumbing, drywall repair, painting, carpentry, ordering, and purchasing supplies.
  • Departmental finances for 4 different areas, processing maintenance data, and preparing regulatory documentation.
  • Gathering pricing information on capital expenditures for replacement and presenting to regional team on excel spreadsheet as well as obtaining bids for Project Authorization Requests.
  • Controlling maintenance, housekeeping, security, and transportation budgets on a weekly, monthly, and quarterly basis.
  • Daily meetings with Sales Director to coordinate the needs of the community as well as maintain open communication between office and facilities staff.
  • Organize and maintain the apartment turn and remodel schedule, scheduling all outside vendors as needed, and recommending replacement of major items such as carpet, appliances, etc., as well as long and short-term maintenance needs.
  • Work with life safety inspectors, state and local fire marshals, elevator inspectors to ensure meeting state and local regulatory requirements.
  • All administrative duties such as completing necessary forms, reports, evaluations, studies, logs, etc., to ensure control of equipment and supplies for state and corporate compliance.
  • Head of the safety committee to look for compliance and implementation of additional measures to enhance security for the residents and the property.
  • Supervise 3 maintenance, 4 housekeepers, 2 security, and 2 transportation drivers that include counseling on performance/attendance issues and conduct performance appraisals per Company standards, generally 90 days and annual.
