  • While at Gallelli Real Estate, I oversaw the creation and launch of the firm’s national data business, The Brown Book (www.brownbook.us), and continue to manage all operations and sales for this venture. This is in addition to my duties as the Vice President of Real Estate Intelligence and Business Development.
  • I oversee the research efforts for the brokerage division of Gallelli Real Estate, a boutique firm with teams that specialize in local retail, office, and industrial leasing (from Santa Barbara to Northern California) and teams that focus on investment properties (all CRE types, including multifamily) nationally. Duties include;
  • Driving the firm’s data gathering (property, comparables, contacts, etc.) and analysis efforts.
  • Translate economic and market data into actionable strategies for our firm and its clientele.
  • Write, publish, and present quarterly research reports for the Sacramento industrial, multifamily, office and retail markets.
  • Write, publish, and present bespoke research for internal and external clients across all property types and US geographies.
  • Assist brokers and management in creating marketing strategies for individual properties.
  • Assist brokers and management in creating investment analyses across all CRE product types
  • Advise management, brokerage, and clientele on leasing strategy across core Northern California markets.
  • Advise management, brokerage and clientele on economics and commercial real estate investment strategy across multiple markets.
  • Speak frequently as a keynote at local and regional industry events.
  • Expanded the reach of our publications and launched a regular topical newsletter that went to over 33,000 decision makers monthly.

  • Duties include;
  • Management of data collection efforts monitoring retailer expansion, contraction, relocations, and geographic activity.
  • Creation and launch of the www.brownbook.us website; management of vendor relationships and partnerships.
  • Oversee sales efforts to the Canadian and U.S. brokerage, economic development, investor, developer, and contractor/facilities operations communities.
  • Oversee customer service efforts for existing subscribers (1,500+) and potential clients.
  • Speak frequently at industry events on Brown Book supported data; I.E., presentations on expanding vs. contracting categories, chains, etc.
  • The Brown Book is a division of Gallelli Real Estate, that I launched as a partner with Gary Gallelli (President of Gallelli Real Estate). The Brown Book (www.brownbook.us) is an online retail tenant database that tracks the real estate requirements, plans and decision maker contact information for more than 20,000 active space users in Canada and the U.S. across more than 150 retail space using categories. We have over 1,500 active subscribers across hundreds of commercial real estate brokerages, and property owners ranging from individual investors to globally active institutional investors and REITs. We are currently in the final stages of selling this enterprise to a larger competitor as of late September 2026.

Writer/Editorial Board, Emerging Trends in Real Estate Publication

  • Since 2022, I have served as the author of the retail chapter and served on the editorial board of the Urban Land Institute and PwC’s hallmark commercial real estate publication, Emerging Trends in Real Estate. Now in its 47th year, this is one of the most highly regarded and widely read forecast reports in the real estate industry. Duties include;
  • Authorship of the retail portion of this omnibus national report;
  • Interview a minimum of seven subject matter experts from a variety of perspectives (I.E., brokerages, REITs, etc.)
  • Assist in local market data collection and analysis.
  • Write accurate market analyses and forecasts for the North American retail real estate market.
  • Editorial board participation
  • Assist in pinpointing topics of special focus (for example, A.I. impacts and data centers will be a special focus of the 2027 report.)
  • Assist in general editorial process with other subject matter experts.

  • Retail Real Estate—Canada, United States and Latin America
  • Duties included;
  • Served as the research face of Cushman & Wakefield retail; extensive public speaking duties. I spoke annually at an average of 60+ events that included outward facing keynotes at industry events and/or conventions (ICSC, Appraisal Institute, ULI and others) in addition to internal events and select high level pitches to existing and/or potential clients. Worked remotely and traveled extensively (was on the road roughly 50% of the time).
  • Management of data collection efforts (properties, availabilities, comparables, and contacts) across more than 80 Canadian and U.S. markets via coordination with local research partners and brokers.
  • Advise internal and external clients on bespoke retail real estate trends and strategies.
  • Create and share best practices with more than 100 local researchers across the Americas.
  • Analyze macroeconomic, demographic, consumer trends in addition to property market trends. Create analyses, forecasts, and specialty topic reports in addition to coordinating and editing quarterly national real estate reports covering more than 80 Canadian and U.S. markets. As of 2025, our Food Hall and Cool Streets reports were still the most downloaded publications in the firm’s history (more than 300,000 downloads each) and the most quoted in the media.
  • Produced successful award-winning video series that focused on retail and urban redevelopment, Cool Streets.
  • Drove retail division’s early social media campaigns; particularly on LinkedIn (where I still maintain more than 23,000 followers).
  • Use research outputs to boost media coverage of Cushman & Wakefield globally; extensive interaction with business reporters from a mix of publications ranging from mainstream (CNBC, Wall Street Journal, Bloomberg, etc) to local and trade publications.
  • Expanded the reach of our publications and launched a regular topical newsletter that went to over 30,000 decision makers monthly.
  • I became an employee of Cushman & Wakefield as part of the 2015 acquisition of Cassidy Turley, DTZ and Cushman & Wakefield by an investment group led by TPG and Ontario Teachers’ Pension Plan Board. My former firm of Cassidy Turley was rebranded as DTZ and then Cushman & Wakefield following successive acquisitions and my role shifted from running Western US research for all commercial real estate product types to focusing on retail real estate across Canada and the United States. In 2018, South America was added to my coverage.

  • I joined Cassidy Turley Northern California in 2010 as the head of research in our coverage area of Northern California. At that time, the firm was a regional affiliate of the national firm Cassidy Turley. Its retail division was operated under the Terranomics banner and was nationally active via its affiliation with Chainlinks Retail Advisors. I managed their national research efforts until this banner was retired in 2014 as the firm went from decentralized affiliate ownership to singular corporate control. During that transition I was promoted to run research efforts across the Western U.S. My duties included;
  • Management of a research staff of 60+ analysis across Western U.S. markets; create and share best practices, manage, train and recruit new research analysts, oversee research publications for industrial, investment, multifamily, office and retail real estate for our Boise, Central Valley, Denver, Inland Empire, Las Vegas, Los Angeles, Orange County, Phoenix, Portland, Reno, Sacramento, Salt Lake City, San Diego, San Francisco, San Jose, Seattle, and Tucson markets.
  • Creation of specialty topic reports and presentations.
  • Role required me to speak regularly on a variety of topics at industry events and is where I developed and honed my public speaking skills before groups that included CCIM, SIOR, ULI, CoreNet, the Appraisal Institute, ICSC, and CREW, among others.
  • Presented select high level bespoke presentations and pitches to existing and/or potential clients. Worked remotely and traveled extensively (was on the road roughly 35% of the time).
  • Expanded the reach of our publications and launched a regular topical newsletter that went to over 15,000 decision makers monthly.
  • I joined Cassidy Turley Northern California in 2010 as the head of research in our coverage area of Northern California.
