* Analyze and review targeted properties and lots pre and post-contract.
* Meet with State, County and City officials and engineers to gather all governmental regulations necessary to ensure compliance.
* Set up meetings with municipalities & city planners to obtain all needed entitlements and development plan approvals prior to closing on future land projects.
* Conduct all HOA due diligence by setting up HOA's, managing throughout the year and updating all HOA dues and taxes at year end.
* Work with financial models to evaluate all deals based on the companies profit and return objectives.
* Underwrite all potential deals and acquisitions.
* Responsible for all maintenance and due diligence of contract materials.
* Control all development budgets and monitor contractor status. Including contractor payments, retainage held and work status according to their contracts.
* Create and present to acquisitions committee for all new projects.
* Conduct quarterly lot re-cost to comply with SEC requirements.
