- Set aggressive goals and implemented policies to achieve them. Resulting in more than 6,000 housing units built in 4 years, record amounts of infrastructure investment, and improved condition of Bend's pavement condition index from poor to good condition.
- Established Bend's largest Urban Renewal District to jump start re-development in Bend's blighted Central Core area. This was achieved by making presentations to 6 taxing districts who would see negative funding impacts and work with them to build support.
- Chosen by City Manager and Mayor to have delegated authority on behalf of City to negotiate, in mediation, multi-million dollar construction dispute case. I successfully negotiated a settlement that brought this multi-year dispute to conclusion in the City's benefit.
