As a Recordings Specialist, I ensure that every closed file I receive gets sent to the county clerks office in a timely manner. Everything is electronic now a days so instead of mailing in documents or even dropping them off directly to the county clerks office, I now simply scan the original documents and upload them to wherever they have to go! (example. Nassau, Suffolk, Westchester, Rockland, Dutchess... All of those counties get electronically recorded through CSC/ Brooklyn, Bronx, Queens, New York and Staten Island all get electronically recorded through ACRIS ). The most important part of my job is submitting these files in a prompt and timely manner. Example, Mike buys a new house. He now gets a deed and a mortgage. It is VITALY important that the deed he just closed on gets submitted by me within 15 days or less after the closing. 15 days after the closing with no submission, you start getting hit with penalties and interest so it is best to submit them promptly. I have now been doing this for 5 years, and I have seen everything. From late 2019 when i started, through early 2020 while covid shut down the country, 2020 to 2022 was an absolute gold mine for the real estate industry. People were buying and selling like it was a video game. Mortgage rates were around 2% and everyone was taking advantage. Fast forward 2-3 years to now. The current market is very very sketchy. There is a lot of demand with very minimal supply which is causing the current market to be overinflated and overpriced. People would love to sell right now, but once they sell, they would have nowhere to go!
