Prior Facility Management, Contractor and Project Experience Outline
Maintenance and Contractor Responsibilities:
1. Scheduling and coordination of annual PRV/RPZ testing and certification through outside plumbing contractor.
2. Scheduling and coordination of required maintenance and cleaning of all primary switchgear, secondary switchgear, and electrical distributions throughout complex. This encompassed being able to read and understand electrical one-line diagrams, tenant notification, and coordination with DTE Energy.
3. Scheduling and coordination of required generator load bank testing for all generators on site through outside contractor.
4. Scheduling and coordination and off all sewage, storm, grease trap and pit cleaning, maintenance, and repairs. This encompassed being able to read and understand blueprints and piping diagrams.
5. Scheduling and coordination of all HVAC maintenance through outside HVAC contractor.
6. Scheduling and coordination of all Chilled Water/BTU Metering servicing and repairs through outside meter servicing contractor.
7. Scheduling and coordination of all vibration testing for major HVAC equipment through outside contractor.
Project Management:
1. Assisted with the design, installation, and coordination of cross feeding all 3 primary generators throughout the complex to ensure reliable and dependent backup of electrical service in case of unexpected power outage and accompanying generator failure or repairs. During load bank testing I was responsible for overseeing execution of the testing of the cross-feed system to ensure proper operation and certification.
2. LED lighting retrofit of all emergency stairwells throughout entire complex.
3. Mechanical floor refinishing and updating to include lighting, painting, insulation repair, pipe labeling, etc.
4. Installation of remote testing stations for vibration analysis on all major HVAC fans. This ensured a safe testing environment by installing permanent vibration sensors on all major fan components and routing the wiring to a centralized testing unit located outside of the fan housing.
